For the second time, North Edgehill Commons has seen a slight reduction in scale. It is now proposed to offer three eight-story buildings and two six-floors buildings. The buildings will feature 550 residential units, about 390,000 square feet of office space, a hotel with 200 rooms, 15,000 square feet of retail and some green space.

I might have missed it, but what is causing all these reductions in height?

Cost of materials? Cost of the overall project?

In general, neighborhood associations and zoning.

This is one of those projects where the height reduction is more disappointing to me. We should be straddling the interstate with tall buildings  to place an emphasis on the structures and not the road. I can understand transitioning down in height to the existing neighborhood, but this is not "appropriate height" along the interstate. 

This is what I would find to be an acceptable transition with appropriate height.

Planning staff is recommending disapproval of this project by the Planning Commission at the upcoming meeting on August 26th, unless the southern most buildings are reduced to 5 stories(for building C, the southern edge along Hawkins Street would need to be reduced to 5 stories instead of 8).

But, the good news is 2nd & Peabody up for approval.                2416  West End up for approval.       Circle South residential up for approval.

Now, there is a chance that Marquette could just walk away if this does not make economic sense for them. If the ROI is not there they could just say buh buy to the whole situation. I don’t think they will. The residents there are now the hypocrites as they didn’t give a crap about kicking out the old residents and building their nice little STR’s along Hawkins.  Those are pretty much the ones complaining I will bet. The doc says something about further discussion about the Edgehill community, but the problem is there are more developments coming and they are not going to be able to stop those developments with a new overlay because it will take longer to do the overlay than it will take the developments to get through planning.

This will have no affect on the Elmington Project as that is a SP and they can do what is within the perimeters of the SP and those people have not a clue what that is going to be yet and that may be a surprise for a few on 8th.

This is baffling to me, this is after all a city isn’t it? Why is there even questions and discussion about height? If people want S F H on tree lined streets with unobtrusive views , then the suburbs are where they need to be. Or at least outside the urban core.

Wow a 3 story difference. Again with the ridiculous height restrictions. Seriously it's just 3 stories. How is that going to affect anything?

A way to really piss those folks off is to plant giant oak trees further back into the property to eventually block the views of the residents. I think I could find some nice fast growing trees that would not interfere with utilities that were fast growing, and plant a whole grove of them.

Unfortunately I know they  can’t do that because they have to present a landscaping plan and and there is a list of approved trees, but the way Metro codes is, they neither pay attention nor seem to enforce this as I have seen examples of this.

Not approving this is absurd. That area is almost exclusively Airbnbs.

I hear Hackberry trees make good street trees.

Thanks for sharing. While disappointing, it is a 1-story loss for two buildings and a partial 3-story loss for the third (Building C). My guess is when they say portions of C to be limited to 5 stories, they would want to see a 15'-0" minimum setback above 5 floors. 

I do find it frustrating that they want to limit E and D to 5 stories because that just tells me that the church parcel would be capped at 5 stories. While I think 5 stories is a great transition height we don't need a block and a half of height transition, hence my map further up thread about my height thoughts. 

That all being said, I do like the conditions from the transportation side

Hackberrys are actually considered junk trees I think although I have one in my backyard that is probably a 100 years old, however when it falls, it will not fall on the house.

I watched part of the deliberation last night. Didn’t see the vote. If it passed, which looked pretty likely, it will be the 8 story version.

The backlash is coming from NIMBYs who live in the HPRs near the site. I get the traffic concerns, but that can be dealt with through traffic calming and other measures.

It is a mixture of the usual NIMBY concerns -Planning Commission Opposition Comments in regards to height and development in general and then concerns around not having affordability targets in the SP.

my complaint is the facade is ugly. 

We are in a growing city with big affordability/gentrification issues... Nashville will never be affordable and you will be priced out of your neighborhood if you are denying 9 story buildings over height/traffic concerns.
