800 Lea , 45 stories, 610', 120 (?) condos, 60 capacity underground garage)

The curved, 45 story, 610' aluminum and glass 800 Lea (working name) will be the latest addition in Tony Giarratana's family of residential towers.  It will hug the west side of the Music City Center Roundabout at the confluence of 8th Ave. South, Korean Veterans Blvd, and Lafayette St.  It appears there will be about 120 luxury condos, and a 60 capacity underground garage (3 levels). 

Goettsch Partners is thee architect; Barge Design is handling land planning and engineering.  They will go before the MDHA Design Review Committee on Tuesday to seek approval for the exterior form and function of the building, a name for which is not listed in the document submitted to MDHA.

Additional info should be coming early next week.

Cool, I deleted my post because I didnt see you on. No word on unit count as of now. He is only required a minimal number of parking spaces as most will be valet. A great way to end the week.

Mark you can go ahead and post the rendering of the other thing too as that has been announced.

I may get picked at for this, but unless this thing has a killer lighting scheme or something, our new 2nd tallest is a bland box from one entire elevation, from the west.

I’m definitely worried about the West/North elevations. At least the west elevation is shaped differently. I wish he’d buy the homeless shelter behind this and build something a little more interesting at those elevations.

Honestly, one of the coolest things I saw from looking at the drawings is the car elevator leading to the basement level.

It’s a welcome addition to any city (including down here in Atlanta) but honestly an underwhelming, cold exterior.    He should sacrifice some of that length, go a little taller, and (gasp) let it have an actual crown or some sort of interesting roofline scheme.

As much as I love the east facing/curved  side, it's really going to be interesting to see what the west side of the building will look like.  Sure hope it's not masses of concrete with 5 columns of windows and one column of balconies among the hodgepodge of angles.  Some sort of reflective treatment on the solid walls is going to be important so as to not look like some 610' brutalist monolith on that west-facing side.

^^Mark…who owns the land directly behind (west) of this building?  It would be good for Tony to know what potential there is for something to be built right up against his building, which would make a world of difference in deciding what that western side should look like.

Currently it is Diersen Charities who own the surface lot and 2 story building.  I'm sure Tony has made a serious push to  buy from them so he could design a much fuller structure, but they must be playing hard ball.

Should they eventually sell to Tony, he could perhaps design a "twin" of sorts to back up against 800 Lea.  If they sell to someone else, who knows what would end up there.

Plans revealed for Giarratana's SoBro tower

Nashville developer Tony Giarratana aims to build a 45-story skyscraper at the Korean Veterans Boulevard roundabout in SoBro.

Giarratana submitted plans to the Metro Development and Housing Agency for a 600-foot residential tower at 800 Lea Ave., according to the Nashville Post.

At 600 feet, the skyscraper would surpass Giarratana’s 525-feet 505 tower to become the second-tallest building in the city and state, behind the twin-spired AT&T Tower.

The project joins several proposed developments for the roundabout, including a two-tower project anchored by a Ritz-Carlton hotel and a 30-story office tower.

In addition to the SoBro tower, Giarratana is working on two residential towers on Church Street, with a combined 715 units and $315 million price tag. The 900 Church and 801 Church towers are expected to open by 2023 and 2024, respectively, Giarratana said in a previous interview with the Business Journal.

I thought Tony had the option on that land , but in the long run this design is much more dramatic without the land, but something else could be built there.

I can’t imagine Tony building a 610’ building with the west side just being a huge concrete wall.  If he does, then it’s because he knows something equally as tall is gong to butt up against it.

It's possible Tony made a push to include the parcel in the development, but hit a snag. That being said, this wall will most likely be a blank wall because any future development would block it entirely (very similar to the Embassy suites wall that faces Broadway). It'll be unfortunate, but that is the game of development. 

Honestly, I'm not all that inspired by the design. It's the same architects as his Church street towers which have a similar inspiration. To me this building is a blue version of the Wynn/Encore casinos. The car elevator is my favorite part honestly haha. That and the fact that there is so little parking (to which I will applaud Tony's desire to not pay for these stupid wasted spaces). To me the building would be much more impressive if Tony had gone for some Air Rights over the green portion along the side of the roundabout and built closer to the road (not sure if this is possible with the radii of the roundabout, but would be cool!). I am VERY thankful they didnt try to integrate a curb cut to the roundabout though. That would've been soooo bad lol

2) Good height (proposed anyway) = win

3) Some design flair = win

4) Flat roof, yet not a box = tie

5) 610'...tantalizingly close, but no cigar = loss

6) Developer has, for the most part, a track record of getting it done = win

So by a score of four to one, I'm considering this one a win!

The reason the sidewalk is set back from the roundabout on the west side is that it saves room for a bypass lane for 8th Avenue. (Not that it wouldn't be cool for the tower to overhang the lane.) The traffic analysis for the roundabout indicated that a bypass lane would eventually be needed but whether it ever gets constructed is unclear. The areas needed for tie-ins on the north/south edges have already been taken up by development.

The southernmost west-facing wall could have more windows as it fronts the alley space (though not with the best views in the unlikely event the Diersen Charities lot eventually includes a 600'+ tower). It seems the main elevator bank could have been placed in the north half of the building (or all units given private elevator banks) and provided more window frontage for the two units in the southern half. Of course, I also would have turned the hallway between the two halves of the building into a series of skybridges with floor-to ceiling glass and produced a vertigo-inducing hallway of death, so what do I know.

Three units per floor which leads me to believe that there will be views out to the east and west. These will be high end high prices units and folks will want views to match to both sides. Forget the bland look to the west idea.
