North Gulch Gateway, (Tennessean site) Phase II: Gulch Central (41 story residential/hotel, 28 story office, 6 story mixed-use); Phase I: Asurion HQ (10 & 11 stories)

Asurion is going to make about 1/6th of it's new building (3 floors at about 90,000 sq. ft.) available to sub-lease to other corporate entities as it deals with its downsizing and more employees working from home.

As of 11/14/22: Looks like 3 bulldozers are starting to dig on the large Highwoods site. My guess is that they are waiting for the Tidal site to finish all of the new piping before doing anything. Are there any signs that the Gulch Central Highwoods project is moving forward?

Haven't heard anything specific.  And this may be just storage of some equipment from the underground infrastructure work in/around the Edition Hotel site.  We have heard the latter might be getting underway very soon.

That's good intel, applebees615, like @smeagolsfree on one of his Saturday strolls.  I hope Highwoods starts work on this site before the new Broadway viaduct is completed in late 2023.

I hope the steps from Broadway down to 11th Avenue will be coordinated with the construction of the viaduct.

I do not think you will see any steps built until the projects around the viaduct are under construction. That is the feeling we got from TDOT as it will be the responsibility of the individual project design team to come up with a design that will work for them.

I think SWVP has a plan for their side.

Highwoods will have to come up with a plan that works for their project.

Whatever goes at the Exxon site, or it could be the one parcel at 11th & Broad that Jim Caden owns that goes all the wat to 11th & McGavock. This is a separate ownership than M Street.

Curious if anyone's heard any more news on the residential portion of the Gulch Central project.

Dead as a door nail.

The residential market is still tough for financing even in Nashville.

I think this project along with others are on hold right now. Any office projects are DOA as well.  I think the longer any inactivity at the Circle South site occurs the worse it looks for that project as well as the office portion of this project and the Portman Holding project at 11 North.

I do not think there are any major corporate relocations happening right now and if there are it is a major risk for their employee's as they will have a hard time buying and selling their homes with the current market conditions. It is going to take a while for things to get back to normal if there is a normal to get back to. Office workers are still resisting returning to the big offices but if the market and economy takes a dive for the worse, things will be in favor of the employer, and they will call the shots. I have been saying that for a while now. Things may be a whole lot different in five years.

It does feel like we are entering a period of high risk that could be the impetus behind many wait-and-see strategies for the projects that have not started yet.    I just hope Tony's YMCA tower is not a casualty of this downturn.  All the rest can stall and cancel for all I care, but I don't know if I could handle another instance of Tony proposing to build a new tallest only to be stymied by an economic/banking crisis.

That's exactly what I've been thinking, I feel like a lot of these projects are either dead or postponed for maybe years but the one bright spot I've had to look forward to is Tony's tower.  I'm really going to be down if that one falls through!

Right!! Wasn’t it announced that his financing was all in place ? I would think that would mean he got it before interest rates went up. What a mess it would be if he had to call this off.

Yes it does, that NES area with all its parking lots is prime real estate!! Would love to see the NES building itself restored and repurposed and become part of a multi tower development.

I think they are both there... but for some reason they changed the orientation so that both are perpendicular to Broadway.
