The Sinclair, 27 stories, 315', 334 residential units; 31,500 sq. ft. retail; 13,040 sq. ft. restaurant; underground garage

GBT Realtors is planning a 27 story, 370 ft. mixed-use tower that will be primarily residential at 2416 West End Ave., at the split with Elliston Place.  There will also be significant restaurant and retail space on the first to floors, and 5 levels of underground parking. Some advance documents state that, all told, the structure will entail 556,000 sq. ft. 

GBT paid $8.1 million for the for the former Smoothie King/Rite Aid buildings closest to the intersection, and has the additional .87 acre made up of Emma's Flowers, Gyros Kitchen Greek Cafe, and Rotier's Grille under contract for undisclosed prices.

There will be a small green space at the split, and a new driveway on the far eastern part of the site that will connect West End and Elliston Place.

“Our priority has been on architectural design and pedestrian safety improvements, including upgrades at four surrounding intersections that GBT would fund,” says Fiona Haulter of GBT. “Through discussions with Metro Public Works, the Metro Parks Department, the Centennial Park Conservancy and Vanderbilt, we have identified opportunities to increase safety, accessibility and walkability to and from Centennial Park, Vanderbilt and businesses in the area.”

Haulter said designs are still preliminary and that GBT is seeking “an exceptional and iconic design that is worthy of this gateway location.”

Gresham Smith is the architect. They and GBT will go before Metro Planning Commission in July to request specific plan zoning for the site.

27 residential floors at 372’ smells like a crown of some sort. Excited to see the design on this. 
 

Hopeful that the green space is well landscaped. This intersection has the real opportunity to be a showpiece / gateway entrance to downtown. 
 

Hoping they bury those ugly telecom cables that cross the intersection there.

Those units facing Centennial Park will likely be very expensive and desirable given the great park views.

- Approximately 320 residential units.

I can't help but think there will be some opposition to tearing down the corner building. I passed it so many times over my 60 years in Nashville. It wasn't a building you always just passed by, but because of the stoplights and street layout, you almost always got a good look at it.

I wish it could have been incorporated in some way into the new design, but I get that it was never very likely.

The Firestone building? I get that it is old with some art deco design cues, but also having driven by it many times it mostly just struck me as an abandoned service station. Not sure it has the emotional appeal to drum up much opposition.

It sure doesn't look like much in terms of architecture.  It may be old but I can't imagine why anyone would be opposed to tearing it down and I don't see anything worth keeping as far as history is concerned!

GBT will absolutely have their hands full with this one. This is the perfect project to attack if you’re the “Save Elliston Place” or Historic Nashville crowd.

I think they(GBT) know this, which is why they’re incorporating so much retail, traffic/pedestrian enhancements, and will likely have a truly iconic design at this corner. I’d imagine they propose some extensive landscaping on that corner as well.  370’ is a lot of height for a 27 story building.

Shhhh, be quiet you will give them an idea.  Besides there is not much if anything anyone can do to save the building as it is not  protected. I think you may be surprised what they come up with as far as a design.

Renderings and diagrams released today.  Shows the height at 374', and claims to be 27 stories, but at the highest point of the stair-step on the west side sure appears to be 33 or 34 stories.  The working name will now be 2416 West End.

Elegant design. Not just a plain blue box, but using glazing to create a nice form. The "Masonry or Equivalent" on the elevations leads me to believe it leaves the door open for Stucco (at least up high), but overall I think this would be a beautiful contrast to the Vanderbilt structures across West End Ave.

Not gonna lie... I had a soft spot for those funky old structures this will be replacing and was a bit unhappy with this project as a result... well... not anymore.  Holy moly what a slick design!  It looks amazing next to the old (new) Vandy tower across the street.

I was hoping for more masonry/stone, but the building has some Art Deco flair, and the metal mullions will look nice. Overall very happy with the design, hopefully it gets approved by planning without a height reduction.

It’s a great design, but I agree that brick would look so much better. New Vandy and the Graduate killing it in Midtown. I understand that it’s cost efficient, but I’m pretty over glass towers.

Gorgeous design and will be a great addition to the mini-skyline surrounding Centennial Park. Last time I was at the Smoothie King, I thought the existing building was a little interesting, but not anything special.

Looks like there's no plan to alter the odd intersection of 25th/Elliston and West End?

The intersection is addressed in the document Smeagolsfree linked. Apparently that intersection was studied/modeled and the current configuration is better than the alternatives.

A few things…well…because I’m a woman and women are rarely satisfied …but I wish it were just a little more Art Deco than it is…some brick would be nice to compliment the Vandy tower…and it would have been nice if it had a little more of a “pie” shape / flatiron shape.  A little more pointed on the west end and wider to the east.

Other than those small things…I’m really happy with it.
