Society Nashville, 915 Division (16 stories, 210'; 502 residential units; 8,230 sq. ft. restaurant/retail; 485 capacity internal garage)

A tower of approximately 20 stories will be built on 1.44 acres at 915 Division St. where a Premier Parking lot currently resides. A water and sewer permit shows that it will include 472 residential units, 5,800 sq. ft. office space, 8,000 sq. ft. of restaurant space, and an internal garage.  It is unclear if MarketStreet (the developer that currently owns the land) is the developer or possibly another entity. Rumors are that it might be LG Development out of Chicago, who will be building the 909 Division property (16 stories, 342 units, 254,800 sq. ft. office space) immediately to the east. 

No renderings or diagrams at this time.

My condo looks directly onto this lot and 909 Division.  If anyone wants a quick update on activity, send me a note.

Twenty stories is what we are guessing guys. Due to the number of units and the size of the lot we figure it will have to be around that height and they will have to get bonus height to do this. I have a feeling I know who is doing this but I am not able to say at this point in time.

Wasn't there a massing diagram posted on one of the threads several months back? Maybe around the time the land was sold last?

Not on this property. Market Street has owned this for some time. This was supposed to be one of the last parcels they were going to develop according to what I had heard a while back. Goes to show how quickly minds can change. 

I think someone is making them an offer they cant refuse.

You can see the massing for this building as a white box next to 909 Division.

This one has a name. Society Nashville by Property Markets Group (Miami) will be 16 stories.

More specs:

- 16 stories, 196' tall (just a few feet taller than Terrazzo to the west next door)

- Property zoned for 10 stories, but 6 stories bonus height can be allowed

- 8,220 sq. ft. of ground level retail (most likely a restaurant)

- 386 capacity garage (4 stories in pedestal, 1 level below grade)

-  Pool deck with southern exposure facing I-65/40 inner belt

- Property Markets Group is the developer ($7 billion in 150 projects) that specializes in luxury residential

- Baker Barrios is architect

I've passed this along to the residents' website for Terrazzo so it will be interesting to hear their comments.  My unit is in the northeast corner of the building and will be directly affected by this.  My bathroom window will now face a blank wall and I guess that's better than having some renters trying to peek in.  The east facing views from the master bedroom will go away but the views to the north and northeast will remain unobstructed.  This building will probably reduce the noise from the interstate.  Just trying to keep it positive.

Another fairly good looking building in what’s becoming a dense neighborhood. Makes me chuckle though, when I think about how right across the interstate they can’t even get a 8 story building passed , without reducing to 5 stories. I know…. I know , I’m beating a dead horse, but this fear of heights is really ridiculous!

Sort of on topic about height. I am seeing the same conversation in Indianapolis on a project at 96th & Meridian and they are complaining about a 156 million dollar 8 story project. I think this indicates a conversation that is happening in a lot of communities.

Nice project.  So does this signal a trend towards putting some semblance of a ramp on your roof to avoid the boxy appearance?  A couple more of these and the descendants of Evil Knievel will be back in business!

PMG (Property Markets Group) has closed the purchase of the 1.44 acre 915 Division St. lot for $22 million, which is near the top of per-acre prices in Nashville history. It works out to $350 per sq. ft., and $15.27 million per acre. The previous owner, MarketStreet Enterprises, purchased the site in 2005 for $4.3 million.  Things should start moving forward on the 16 story Society Nashville now.

Did this get approved at the 7/7 meeting?  I went to the DTC website but didn't see this on the agenda, though I don't know much about how to use this site.

They normally post the minutes for the previous meeting after each meeting. I’d guess the minutes will show up after the August meeting.
