With all the major job relocations and the growth of this city metro needs to embrace larger projects in the core of the city. It doesn't make sense to us at this point.

He represents all these citizens.  Also, I think he is working on making some positive improvements to the Downtown Code.  Hope he can make everybody happy!

These projects are not in a historic district. I guess they were previously concerned about Rutledge Hill district, the IRONY is that density near Rutledge Hill will actually make it more viable and sustainable.

Again the name of Nashville Historic was changed to Nashville Hysteric a long time ago. They absolutely dropped the ball before they were ever formed because they were too late on the scene. They should have been around pre 1970 to make a difference. 

It just drives me nuts when they put the Nashville nine out when its already too late for those properties. There should be a Nashville Historic Trust to buy the properties in question up if they truly want to make a difference some where. It would be similar to the National Battlefield Trust to preserve Civil War battlefields, but we have too many reactionary folks on these committees instead of visionary people. Just like Fort Negley should be handed over to the US Park Service, because Metro is incapable of doing the job the right way!

Dont get me started on fort negley. All a person has to do is go up there and have a look at it. 75% of it is blocked off because of neglect of maintenance. Boardwalks are broken,signs faded out,weeds and overgrowth everywhere. I think we fund things and fix them up and then just let it sit for 20 years and never spend anything to keep it up. One day soon i hope, there will be an outcry about how the fort is crumbling again and is in danger of total loss. I guess i am angry because i took a friend from out of town up there about a month ago. I was embarrassed to say the least.

Yeah…Ft Negley and much of the old Greer Stadium land should be a Civil War park…run by the NPS.  It should include historical tours…a Middle Tennessee Civil War Campaign Museum…and a lot of history about how local slaves freed by Northern troops helped build the fort and how many are buried on that land.

There is a community meeting scheduled for 8/19/21 at 6:00 PM for the developers to discuss their plans with the neighborhood, and get feedback on the proposal. If it’s anything like the 2nd and Peabody meeting, it’s gonna be a cluster.

On the topic of Fort Negley, a bill is on the agenda for metro council on 8/17 that is a grant of $75,000 to help with the Fort Negley masterplan : 

A resolution accepting a grant from the Metro Historical Commission Foundation to the Metropolitan Government, acting by and through the Metro Historical Commission, to assist with a portion of the costs associated with the site's master plan for Fort Negley Park.

Now that I've had several days to digest this initial proposal, I have some thoughts:

- I like that at least 60% of the block will be landscaped greenery, including two water features at entry points. It will gradually climb upward from Peabody St. on the north to Lea Ave. on the south. This also nicely compliments the 50% green space of 2nd & Peabody development across 2nd Ave. to the west. 

- The SE corner is open, thus not completely overshadowing the 7-story City Lights across the street to the east.

- I like that the shorter, 17 story residential tower stair-steps up the Rutledge St. hill, as well as being a buffer for the taller structures of this project along with the 2nd & Peabody towers as one moves westward away from the riverfront.  I am a fan of that sort of graduating-rise.

- The 4 access/exit points to the underground garage on 4 different streets should be helpful in reducing gridlock. 

- Am fond of the 45 story tower's  several-step narrowing as it comes to its apex, sort of like a small version of Willis Tower (formerly Sears Tower) in Chicago. 

- Hopefully, dramatic lighting of the crown of that tower will be wonderful at night. 

- The "Amenity Beacon" notch in the tall tower is an intriguing feature.

- I fear that they have started taller than they expect to get approved, and that the 45 story may end up being reduced down to the 20-30 story range by the powers-that-be.

I too feel that “Chicago Vibe” with this design. I think that the developers have taking the time to think this out to make it a part of the neighborhood with its green space and placement of buildings . Hopefully we can see it happen in this form , and Nashville gets over this issue with height.

This had been showing as indefinitely deferred on Development tracker, but that seems to have changed this week. It looks like new plans were filed on the 6th(they paid the fee that day), but haven't been uploaded to development tracker. The caption seems to indicate that the 45 story building has lost 6 floors, and is now a 39 story building, and the other two buildings have increased in height dramatically. The hotel is now 29 stories(an increase of 6 floors), and the second residential building is now 32 stories(an increase of 16 floors!). 

Here's a snip from Development tracker that shows the new caption:

"A request for a modification for overall building height, for property located at 500 2nd Avenue South and 2nd Avenue South (unnumbered), at the eastern corner of Peabody Street and 2nd Avenue South, zoned DTC within the Rutledge Hill subdistrict (3.29 acres), to permit a 39-story residential building, a 29-story hotel, and a 32-story residential building with ground floor active uses, requested by Gensler, applicant; Centrum Realty and Development, owner."

As long as the former 45 story tower has the same amazing design features, then I’d say this proposal is better! 22 more stories of building mass seems fantastic.

It’s sort of funny the D Tracker updated on a Friday into Saturday. Very odd. Taylor and I discussed this and we do not know if they have changed the position of the towers. This will go before planning 11/8.

I am sure the Frantic Four at City Lights will have something to say about this one and will soon run out of money as they will have to do another lawsuit to stop this one too.

What they do not realize is by rights they can go 11 stories on the property and that 11 story building if an office building could be up 170’ tall if built out to the max floor height. Lets say a 20’ first floor and 10 floors at 15’. Boom they would still loose the view.

Don’t know why the developer doesn’t just put out a rendering of a 11-story block (20’ per floor) that occupies the whole block and says ‘this will be my backup plan if the tall one doesn’t get approved.’

It's silly to me to be considering height as an issue in the downtown core for any reasons other than FAA concerns.  Outside of that, if you live in downtown and don't own air rights around your property sit down or move.

A lot of the issues are the current zoning that these properties have. I think that with this project and the 2nd & Peabody project you are about to see a major change to the downtown zoning codes to bring it more in line with the type of growth that we have been getting. 

Not as much about the FAA or air rights now as much as it is about to be about changing the Downtown zoning code. Then those air rights are mute and always have been unless you have bought those rights which is a very expensive proposition.
