I like the overall massing of this re-design! The material palette hasn't really changed, but I think it should be applauded how the developer here and at 2nd and Peabody have really done some beautiful design work to stay away from straight glass buildings.

Personally I feel like the tall boy should have been along Peabody, but it is a great proposal for the city. Still don't like the stacked box of masonry with glass above for the hotel though lol.

Wow, I think I like this version even better!  I'm sure the frumpy four of City Lights will find something to nitpick about it, but hopefully they get tuned out this time around.

Has the hotel "flag" been announced?  Could it be Intercontinental, as it was the one going in the canceled project at KVB and First Avenue? I just looked on Smeags' excellent development map and noticed it was scrubbed off the map. 

Also, it looks like sightlines & late day sunlight exposure from City Lights (to the west and northwest) have been reduced significantly with this iteration of the project.

I scrubbed it after Swerdling pulled out but didn’t take off the map till recently. Frank May seemingly has been trying to put something together recently.

The Business Journal says the Congress Group has a two-tower development proposal in the area but no details where.

I believe the brand for that hotel was planned to be a Fairmont right? 

And in the pdf of the plans it states that the Rutledge Street residential tower steps down in order to "relate to neighbors." I'm sure they did this to try and appease the City Lights people…hopefully the wording at least helps.

Intercontinental was the brand for Alex Palmer’s version of West End Summit. The brand Probst signed is Conrad Hilton.

The news was first seen in public filings for a nearby three-tower development from Centrum Realty. Those filings say Tishman Speyer's building is 36 stories, though the Business Journal was not able to confirm specific project plans.

The Business Journal is doing sloppy work and writing. That two tower development is actually their new three tower development and the Peabody Union development is 32 stories instead of 25,

I don't know if we'll ever see what is represented in these renders, but BOY did they get me excited.  This project and the Congress Group's would be incredible adds!  Wow.  And then, to know there might be another nugget coming (Tishman-Speyer) has me looking around for garland and Rudolph!!!!  

Am I the only one hoping/expecting an impressive, next level design given who the company is???  Perhaps we get our first project that incorporates gothic or neoclassical design elements.  Let me not put the cart before the horse.  Patiently waiting.
