this video was posted about what Heritage USA aka Jim and Tammy Bakker's domain down in Ft Mill looks like today.  It is about 40 minutes but very fascinating as I have been many times in this Regent Park neighborhood as it is named today.    I still think about that worlds largest Wendy's in the shape of a castle with a moat we could have had!

Major housing development could be in the works for Lancaster County.

An active homebuilder in the Charlotte region appears to be teeing up hundreds of more homes here.

The Lancaster County Planning Commission tomorrow will consider approval of a major subdivision preliminary plat application by True Homes. The Monroe-based homebuilder is proposing a plan for 863 residential units at the Edgewater development along Fishing Creek Lake, to the southwest of Lancaster. It would add to True Homes' portfolio at Edgewater, as the company has already built communities there.

According to county documents, True Homes is proposing 787 single-family residences and 76 townhouses at a 178.5-acre site along Bethel Boat Landing Road. Documents indicate the project would be called Edgewater Sunset Pointe. True Homes already has communities called Edgewater Cottages and Edgewater Lakeview Pointe at the development.

Site plans for Edgewater Sunset Pointe call for 443 of the single-family homes to be considered high-density units, while the remaining 344 single-family homes are labeled as medium density. Around 65 acres of the proposed project site would be used as green space.

True Homes has a very active portfolio in the Carolinas. The builder ranked No. 7 on the Charlotte Business Journal's most recent list of Mecklenburg County's largest homebuilders. CBJ data shows True Homes pulled 174 permits in the county in 2020.

True Homes also has projects in the Triangle, Triad and Charleston, South Carolina, markets, according to its website. Its portfolio in Charlotte's surrounding region includes communities in Lancaster, York, Gaston, Union, Stanly, Iredell and Rowan counties.

Jobs and investment coming to Lancaster County.

Lancaster County has approved millions of dollars worth of incentives for a manufacturer expanding in the area.

The county council yesterday evening approved incentives for U.S. Strapping Co. Inc.'s previously announced $34.6 million expansion in Lancaster. The company, which is a division of Switzerland-based Fromm Group, was approved for incentives valued at just over $7.8 million during the course of 30 years, county documents state. It has pledged to create 63 jobs at the facility.

 

U.S. Strapping will occupy an existing 145,161-square-foot building at 234 Grace Ave. The building is a former Springs Global distribution facility and was bought by Scientex Packaging Film in late 2019 to be a manufacturing location for the company. That project did not move forward and U.S. Strapping bought the building from Scientex in February for $5.1 million, according to county real estate records.

U.S. Strapping has an existing facility of approximately 81,000 square feet near Lancaster County Airport. The company will use its new location to expand its polyester strap manufacturing capacity and as a distribution center for domestic and export sales.

As of March, U.S. Strapping employed about 75 workers at its existing location, with the expansion slated to nearly double the company's Lancaster County workforce.

Jamie Gilbert, executive director of Lancaster County Economic Development, said at yesterday's council meeting that the company will expand the new facility. U.S. Strapping plans to be producing products there in early 2023. Gilbert said the county had been courting U.S. Strapping for an expansion since 2019 before officially landing the investment last month.

It is the second manufacturing project Lancaster County landed this year that will locate at an existing building. The first was in January, when Chief Buildings announced a $22.1 million expansion into a former Valmet Corp. plant building.

 

Gilbert and his team are currently working to try and add more industrial product in the county to help attract users. The county is exploring a significant expansion of Bailes Ridge Corporate Park, which could add over 1.3 million square feet of new industrial space to aid business-recruitment efforts.
