Jobs and investment coming to Lancaster County.........

Nutramax Laboratories will spend $30 million to expand its operations in Lancaster County, opening a fourth facility — in Indian Land, local and state leaders disclosed today. The manufacturer and marketer of nutritional supplement products for people and pets expects to create about 200 jobs as a result of the expansion.

Its new facility at 785 Fort Mill Highway will house more warehousing, distribution and future manufacturing capabilities, according to a news release. That's in addition to three existing facilities that Nutramax already operates in Lancaster, which make pills and capsules for animal nutrients.

 

“Nutramax Laboratories’ expansion highlights the growth that life sciences companies are experiencing throughout South Carolina," S.C. Commerce Secretary Harry Lightsey said in a statement.

Nutramax appears to be the company behind Project Genesis, which was slated to take over a 239,503-square-foot building formerly occupied by Cardinal Heath — at 785 Fort Mill Highway, according to a recent report from the Charlotte Business Journal. The project called for an existing Lancaster County company to add 240 more jobs over five years and invest over $32 million.

Lancaster County Council passed the first reading in May for incentives consisting of an amended fee-in-lieu-of-tax agreement for Project Genesis. It also advanced an ordinance to transfer and amend the fee-in-lieu-of-tax agreement with Cardinal Health to Project Genesis.

Job development credits for the project were approved by the Coordinating Council for Economic Development. That council also awarded a $500,000 grant to Lancaster County through its Set-Aside Program, which assists companies locating or expanding in the state with road or site improvements and other costs.

This marks the latest expansion for Nutramax, which moved its animal health business and corporate operations to Lancaster County in 2010. In March 2019, the manufacturer broke ground on its third expansion — a $20 million addition that brought on 225 new workers for its animal vitamin, medicine and nutrient business, according to a previous report from CBJ.

When Nutramax began operations in Lancaster County 12 years ago, it started with a $29 million investment and 250 employees, according to that report. As of 2019, its local workforce had grown to nearly 500 employees.

Nutramax has been in operation since 1992, researching and developing nutritional supplement products. Its production facility for consumer products is in Maryland.

Strategic Capital Partners has fully leased the first phase of Rock Hill Commerce Center. The first two buildings total nearly 800,000 square feet of industrial space.

After delivering the first phase of the project earlier this year, Strategic Capital Partners has fully leased its completed buildings at Rock Hill Commerce Center.

Atlas Copco has signed a lease to fully occupy a 294,092-square-foot building at the industrial park, which saw its first phase deliver earlier this year. The Indianapolis-based developer announced Rock Hill Commerce Center in 2020 as its first foray into the Charlotte market. The first phase of the project includes two buildings totaling nearly 800,000 square feet.

Colliers International's Lawrence Shaw, Rob Speir and Justin Smith represented Strategic Capital in the lease deal with Atlas Copco.

“Strategic Capital started two buildings at Rock Hill Commerce Park containing 792,081 square feet at year-end 2020, and both buildings are 100% leased upon construction completion,” Strategic Capital CEO Richard Horn said. “We thank Atlas Copco for choosing to grow their Rock Hill presence in our park."

The other building in Rock Hill Commerce Center's first phase is 497,989 square feet and was fully leased by Logistics Plus earlier this year. The project's second phase will include a third building at the park of around 180,000 square feet and it is expected to deliver in September.

Rock Hill Commerce Center is just off Celriver Road near Interstate 77. The project represented the first piece of what Strategic Capital hopes is an active portfolio in the Charlotte region. Last year, the Charlotte Business Journal reported the developer was plotting another large project in Huntersville.

The developer behind The Power House has curated a diverse mix of tenants for its Rock Hill food hall.

The Sherbert Group has signed six tenants as well as a barber shop for that $18 million, adaptive-reuse project. Power House is part of Rock Hill’s University Center. It looks to breathe new life into the 58,000-square-foot building, which dates to 1929.

The goal was to secure a diverse mix of culinary favorites from top regional restaurant operators, says Tara Sherbert, CEO.

 “We wanted experienced operators, but we wanted new concepts,” she adds. “We believe these offerings will best service the appetite of the very active arena and immediately adjacent apartments, corporate offices, student housing and great downtown of Rock Hill.”..............................................................

Strategic Capital Partners is developing 77 Beltway between Alexandriana and Hambright roads in Huntersville. Upon full buildout, the project is expected to include three buildings totaling over 1 million square feet.

A developer based in Indianapolis has unveiled an ambitious expansion of its Charlotte-area industrial portfolio.

Strategic Capital Partners LLC is developing two large industrial projects in the region, with one in Huntersville and the other in Rock Hill. The projects, named 77 Beltway (Huntersville) and 77 Commerce (Rock Hill), will add millions of square feet of industrial space to SCP's pipeline. The announcement comes after Rock Hill Commerce Center, SCP's debut project in the Charlotte region, saw its first phase completed and fully leased earlier this year...............
