Since there seems to be a single podium under all three towers, it seems like it would be easier to excavate the whole thing and build the entire podium at once, rather than excavate that portion of the podium for the third tower when they decide to build the last tower. I'm no engineer, but it seems like it would be easier to build the whole podium now. It's kind of like the Carolina Theatre. Truist Bank is not going to have a competitor bank in their building especially when the lease is up. I would summarize his thoughts on his project to this famous quote: ""Damn the Torpedoes! Full Speed Ahead!"" He said this about Riverside: we are best in class in the markets we develop, top of the line, somewhat contrarian in our thinking, take a very long term view and we will go 100% spec if we have to on this project. (However don't think that will happen see my previous above post) He mentioned we are developing this for the long term and he believes supply of new space will be decreased in the coming years maybe because of inflation and economic slowdown. All the developers spoke about the flight to quality and Virginia Luther of the successfully leased up Vantage Southend said offices need to be "Commute worthy" I would say Riverside's, Crescent's project across the street and Vantage Southend all would fit that category. I would count this as a start by years end which is exciting! Just a reminder about this type of thinking that has benefited Charlotte. They started the twin towers down in Ballantyne on N. Community House Road the Gragg and Woodward buildings as spec and it was one of the largest spec developments in the entire country started that year. It was finished and Metlife now Brighthouse Financial leased 60-70% of the space. So remember what was said on Mobile Bay back in 1864 by Naval Officer Farragut! So True - I’m hoping the same for Legacy Union, that one of the final towers will rival the central BOAT in height. It seems that we are already in a recession. Many projects in NY and Miami are proceeding. It should be the same in the QC.
