I really like LH’s and Crescent’s new projects on S Tryon, but Riverside is coming in from out of state and setting a new standard that totally raises the bar.  This is a very impressive project.

It looks like excavation has started.  I’ll be in Clt in early Nov.  Hopefully, there will be a lot of activity by then.

I think those steel beams are actually for the moving of the diner (will sit the diner on the beams, and then transport the beams that will keep it supported).

It is supposed to break ground before year end, but I'd be surprised if it's not very close to the end of the year, or early next year.

So very confident this massive project breaks ground while still “officially” a speculative class A office project?

Seems likely office tower to break ground:

1) Riverside has equity backing from massive US-based investment firm

2) They've bought the land

3) They've applied for building permits (meaning they've completed architecture/engineering work)

4) They've said they are breaking ground

5) They say they have strong tenant interest

Said differently, I fully believe they intend to break ground reasonably in-line with their stated schedule, but anything can happen (all tenant leads go cold, equity partner decides they don't want to move forward, construction debt skyrockets even higher, final building costs outside of profitability parameters)

Edit: not an insider (though I do know the identity of their equity partner, and would consider it "capable capital"), but just pointing out all evidence seems to point to "yes" as much as any other project that has successfully been developed

I somehow missed the news that Centene is no longer coming to Charlotte (this was announced over two months ago; sorry if I missed previous discussion in my points below) and I am hoping that the sudden supply of office space in the city doesn't jeopardize this project. In my amateur opinion, I am not worried for two reasons:

1.) I question Centene's press release statement that the primary reason for pulling out is "remote flexibility trends" when meanwhile they are reserving $1.1 billion for potential future lawsuit settlements. Sounds like maybe they chose to divert new HQ funds to a litigation war chest, but what do I know. I think some (many?) other companies will NOT cancel new office projects, keeping demand strong (enough).

2.) Urban, central South End is a completely different animal than suburban-fringe University City, so the two areas might not really be competing with each other for most buyers anyway.

Any thoughts or discussions in the Centene context?

Does anyone recall as a child seeing a house moved and  being astounded that such a thing could occur? Something so permanent seeming and stable, just rolling down the street so slowly.

Yes....but in fairness the high rises and public transit did make things pretty bleak for The Little House and was glad she could find a nice new bucolic home.
