Since there seems to be a single podium under all three towers, it seems like it would be easier to excavate the whole thing and build the entire podium at once, rather than excavate that portion of the podium for the third tower when they decide to build the last tower.  I'm no engineer, but it seems like it would be easier to build the whole podium now.  It's kind of like the Carolina Theatre.  Isn't the plan to build the tower upon the new structure in a year or two?

Was told US Bank has to be completely out of Hearst by 2026. They are also expanding headcount here.

I still contend this is where US Bank will end up.   Truist Bank is not going to have a competitor bank in their building especially when the lease is up.  Again Riverside's first comments on Charlotte and this project " Our national clients are bringing us to Charlotte"   US Bank is pretty big up there in Chicagoland.

Well I heard Tony Sacco from Riverside speak this morning as well.   I would summarize his thoughts on his project to this famous quote:   ""Damn the Torpedoes! Full Speed Ahead!""

He said this about Riverside:  we are best in class in the markets we develop, top of the line, somewhat contrarian in our thinking, take a very long term view and we will go 100% spec if we have to on this project.  (However don't think that will happen see my previous above post) 

He mentioned we are developing this for the long term and he believes supply of new space will be decreased in the coming years maybe because of inflation and economic slowdown.

All the developers spoke about the flight to quality  and Virginia Luther of the successfully leased up Vantage Southend said offices need to be "Commute worthy"

I would say Riverside's, Crescent's project across the street and Vantage Southend all would fit that category.  

I would count this as a start by years end which is exciting!  

Just a reminder about this type of thinking that has benefited Charlotte.  They started the twin towers down in Ballantyne on N. Community House Road the Gragg and Woodward buildings as spec and it was one of the largest spec developments in the entire country started that year.  It was finished and Metlife now Brighthouse Financial leased 60-70% of the space. 

So remember what was said on Mobile Bay back in 1864 by Naval Officer Farragut!

Thanks for the history KJ. A torpedo at the time of Farragut meant a floating or tethered mine. A watery bomb rigged to explode on contact.

I love that this is three separate towers, and that the non-central towers are still impressively tall. This will be a massive change to the Charlotte skyline and the crown jewel of South End.

So True - I’m hoping the same for Legacy Union, that one of the final towers will rival the central BOAT in height.  Makes for more visual interest.

Yes - 1st Phase is Office and Taller Apt. Tower.  2nd Phase is the shorter Apt. Tower.

It seems that we are already in a recession.  Many projects in NY and Miami are proceeding.   It should be the same in the QC.  By the time the recession ends, the projects will be well-along and ready for tenants.

Yes if their anchor tenant is there and who I think it is yes.  that being a major US Bank whose offices are now in  another major US bank's own building.   

Just a side note US Bank has 55 open jobs here in the QC!
