This will really do a lot to tie the South End and Uptown skylines together. We’re looking at <1000 feet between this development and Legacy Union/Ally. I know a cap is years in the future if ever, but it’s more more imaginable with this imo.

So I’m trying to parse these posts from the last couple days, and am a little confused by the “is’s vs. what if’s”.  Is this connected to the pending (?) announcement of some major west coast HQ relo that some have alluded to that’s coming any day now?  Or is that a separate thing?  The way the article reads, they haven’t locked in any layout for the towers (dependent on client demand) and say that architectural work is in the early stages, but then say that construction will begin within a year.  Trying to make these puzzle pieces fit.  Is there any new news in this announcement that we hadn’t heard from the rumor drips posted here over the past couple months or just an official confirmation of what we’ve been hearing about?  I’m thrilled to read this, but am puzzled at the same time.

the who of the major office tenant is the questions.  Could be a relo from the west coast or one from the northeast or some one local company expanding.  that is still the question.  Not sure when that would be answered but this office tower of 800K plus sq ft will not be a speculative tower by no means.

Carson Station gonna be super busy if this happens. My experience is that Carson is one of the least used of the original Blue Line stations.

Also, Parking: if they can pull this of without obvious podium parking then Stiles should go back to the CAD for a redesign of East/West station project.

I just had a thought - we need to attack this issue at its root causes.  On a recent call with a Global Equities executive, I heard that a "material" percentage of US companies are re-evaluating their real estate footprints, and not just because of the potential for remote work, but because of E-S-G, and specifically the growing pressure on these companies to commit to net zero carbon in a certain amount of time.  Real estate becomes a factor because many are looking at alternative offices with LEED and other energy efficiency certifications and climate-friendly components. 

One might argue that a building like 110 East, with its accommodation of a massive stack of carbon emitters right next to a light rail transit stop, might not deserve the same type of LEED certification or carbon offset credits as garage-less or garage-minimized developments one might find in other cities.  In other words, we should bypass Stiles and take our complaints to these E-S-G standard-setters to see the design changes we seek.

And what of the role of large employers on encouraging employee mass transit use, especially when occupying properties right next to transit-oriented public investments.  If the formulas for corporate carbon-neutrality are still in flux, then let's consider the built environment driven by these corporates and the practices of their employees.

Realistically, I know the cap isn't coming anytime soon (if ever), but from looking at google maps and using the distance measure tool...I think bridges and 277 is just a mental game to ppl...it creates a bigger issue in our mind than what it actually is.  Mentally, 277 creates the perception that the distance and separation of Uptown and South End seem so substantial.  You can prob walk across 277 quicker than walking the span of any given parking deck Uptown lol (no blue font either).  But in reality, it's like a block or less to cross and luckily the Tryon bridge over 277 is our nicest one with large brick sidewalks on each side and bike lanes.  The future rail trail bridge is very close to this proposed development as well. Back in the day, all those blank lots where Uptown Cab is, really made that part of SE feel desolate and SE to me didnt really "start" until around Bland st (now carson).   But once this goes up, it's truly going to make it a seamless transition from Uptown to South End and vice versa.  I'll be waiting for the Charlotte Cigar lot and hopefully the lots next to them to follow suit (American Business journal buildings).  Could be an incredible cluster of towers in those 4 quadrants someday.

Stiles was going some initial work on the Honey Tulipo site, and then it stopped. I am pretty sure they even put up a design wall. Not sure what the issue is with them.

Now I'm wondering who the main tenants will be.  BOA, WF, maybe USB?  The fact it's moving forward says to me they have an anchor(s).  My gut says WF, yet I believe USB is doing a little more than building a Ped. Bridge!

Enterprise is a two tower site both office and residential from what I have seen.

This announcement is very mysterious to me as it doesn’t really provide any details or even a full rendering. $750 million is quite an investment though so I have high hopes that this development doesn’t disappoint. I also like the fact they spend the extra time and resources to help the flow of traffic to and round the towers.
