JLL Marketed Duke Properties (2 now and eventually 3)

Wanted to create a thread for 526 S. Church and 401 S. College which JLL has listed as possible spec at those sites. Nothing imminent, but this thread can track the progress of the sale and eventually the Mint st. Parking deck.  

 526 S. Church St. 

Potentially:

-814,500 sqft. office 29 stories

-400 multifamily units

-400-room hotel and 15,000 square feet of street-level retail

-3.68 acres, it is the larger of the two sites. 

401 S. College St.

-491,700 square feet of office space on 22 floors

-300 multifamily units

-a 300-room hotel and 10,000 square feet of ground-level retail

-2.3-acre site is adjacent to the Charlotte Convention Center,

Those massings are very interesting, and what I have been hoping for for the future of growth here in Charlotte. True 4 phase mix use. Apartment/Hotel/Office/Retail. Projects like these will really help build the urban community.

Exciting stuff. If they are leading with apartments as the main development at 401 S. College, that makes me think we aren't getting a convention center sized hotel of 800+ rooms. 

The 526 S. Church concept sounds very interesting. Could be very cool loft space with big floorplans (hopefully for purchase too)! The retail is going to be very welcome in that part of town and sounds like they'll rework the streetscape with the existing structure. The street level needs EXTENSIVE work though or if will still be a block killer.

It says they're building an apartment tower on top of it.  I don't know how these construction things work but perhaps it's easier/cheaper to do that than start over with perhaps a new foundation?  I'm not sure I know this building.  Is it an eyesore?

Thanks TheOneRJ and Matthew.Brendan.  Wow!  You certainly answered my question.  Pictures speak volumes.  That's almost as bad as what Levine did on the other side of Uptown. 

To think that Charlotte developers would save this building yet tear down the Polk Building, Hotel Charlotte and so many other beautiful historic structures, it boggles the mind.

I'm really not sure how they're planning on reusing that building for lofts...  Hopefully that means a major facelift.  My dad worked in that building for most of his 46 years working at Duke, so I have a lot of fond memories of the building. Sometimes my sister and I would have to spend the day at work with him and we'd basically spend the whole day tinkering around in one of the storage closets playing with all kinds of trade show giveaways and gadgets.  That said, the only thing I kind of hope they keep is that funky light display on the side. "Quadrille"

To be fair, they are only saving a portion of this building. And if theyre going through the cost of saving it, gutting it, building on top of and around it, they will no doubt add windows, widen windows and modernize it (make it look less like a jail)

Unless the building was constructed with expansion in mind, it's difficult to just add a tower to an existing tower. I wonder if they're going to put a tower on the parking lot facing Mint. I guess the low rise lobby area might be the retail zone

The first thing I thought of is Hudson Commons on the west side of Manhattan a few blocks from Hudson Yards.  This new office tower on-top of old, and now is home to Peloton's corporate HQ.

Wow, what a difference!  I hope this brutal Duke building can be transformed like that.

BTW, I said in an earlier comment that I didn't recall that particular Duke building, but now having seen the pictures I definitely do.  It sticks out like a very sore thumb.

this will be interesting especially with MRP Realty out of DC and their plans.  It does say portion but what part?  I am astounded someone would save this bunker of a building and as someone say knock down any older building like Polk, Hall House etc.  But it may be built solid which I am sure it was and I guess with construction costs sky high now it will be cheaper.

Charlotte is really on every major developers radar from coast to coast with companies from Chicago, DC swooping in down here.  

MVC plans for the College St site seem like a really tall high rise.  Hotel, office and residential that has to be 40 plus stories in my mind with less on the office space.

""MRP spokeswoman Liz Piccolo says the ground floor will be converted into retail and restaurant space. The upper story and a half will be converted into luxury apartments. MRP will build the 14-story addition for more apartments. There will be 550 apartments in the project altogether.  Piccolo says MRP has no current start or completion date for the project. Duke Energy will be allowed to occupy that building until its 40-story headquarters under construction at 525 S.Tryon St. is completed. I enjoy reading all the comments on here.  I think I can shed some light on how they could add floors on top of part of the existing building.  I think when the newer part of the building (phase II) was constructed in the mid-1980's, Duke Energy (Duke Power at the time) contemplated making the building 26 floors instead of 13 floors and poured the foundations to support 26 floors, but eventually only built the second phase to 13 floors (includes a basement area), same height as phase I.

Thanks and that is good insight and they must be considering that.

I'm very happy they plan to build on top of the existing building.  Of course they can soften it at ground level, and converting part of it plus building atop it gets us hundreds of new residences in this part of Uptown just that much quicker than if you had to tear down this massive structure.

There's underground parking in the building through 3 different entrances.
