Also, DC has become very expensive.  NC is a much more economical market that’s not too far away.

Just pointing out that my comment was in a reply to a comment that DC metro’s growth was slowing when in reality the metro added over 700,000 which was higher than the previous decade when adjusted for counties being added (versus 400,000 for Charlotte to use as a point of reference). Quoted out of context it makes it seem like I’m the one who brought up or inserted DC. But it was just wrong to insinuate growth had slowed as a market overall. 

DC metro added 71,000 Multifamily apartment units since 2017 (versus 34,200 for Charlotte. & 27,000 for Triangle) 

DC metro has 41,000 Multifamily apartment units under construction and 180,000 units in planning (Charlotte has 15,500 Multifamily units U/C and the Triangle has 8,300) Within DC city limits there are 13,000 U/C. 

Since 2006 DC metro added 73,000 Multifamily condo units with 5,900 underway (Charlotte had 15,800 units complete since 2006 with 1,300 under way) 

The interesting thing is which I didn’t realize until I saw some market reports. Charlotte is actually densifying more than Triangle. Though it’s still quite sprawly and not largely center city focused like greatly exaggerated on here. Additionally, you can see Charlottes Multifamily development follow the blue line which is interesting from a sustainability justification on why Charlotte needs more rail lines 

 

I will say, Charlotte & Atlanta is densifying less sprawly than I thought - and these cities are just growing more similar over time. Nashville is really densifying a lot.

I don’t think that it’s a cardinal sin to mention other cities in a thread.  Charlotte has grown into a substantial city, such that there’s no reason for anxiety when comparing it to other cities.   All cities from the biggest to the smallest can learn from each other.

Also,  your points about DC are very insightful.
