Tony Giarratana has paid $26 million to YMCA of Middle Tennessee for the lot that will be the foundation for the 750' tower.  The price for the 30,835 sq. ft. parcel is the equivalent of $843 per square foot.

The YMCA will utilize proceeds of the sale to build a multi-story, free-standing facility on its remaining land. The future facility will connect to the newer portion of the Downtown YMCA, which was constructed in 2008.

Work is expected to get underway early next year.

As of today, the old section of the Y is no longer accessible to members and neither is the back parking lot. Demolition will speed along now, I suppose. I typically go on Thursdays, hopefully I’ll have a better feel if I can make this work or find another gym after today.

This is moving forward and along at a fast clip, and at a pace that most developers hope that a big project like this actually would move.

Love to see fast progress! This building is going to look incredible.

• 1998: Cumberland on Church Apartments, 555 Church Street, 289 units, $35 million. The 24-story building was Giarratana's first major foray into residential building. It was also one of the first residential towers built after Nashville approved residential zoning downtown. This included financial support from Metro Development and Housing Corp.
• 2005: As Bert Matthews, Mark Deutschmann and other local investors concentrated on creating a livable downtown core, Giarratana partnered with Novare Group to raise the bar with a 600-foot-tall tower, but the efforts struggled to find financial backing.
• 2006: The Viridian, 415 Church Street, 305 units on 31 stories, $70 million. This was considered one of the first upscale residential towers downtown. Sales started at $150,000 for a one-bedroom unit and The New York Times wrote that the addition was “creating demand for city living in Nashville.”
• 2007: Belle Meade Court Condominiums, 4120 Ridgefield Drive, $30 million.  
• 2008: The Marquee at Belle Meade, 4400 Ridgefield Way, 54 units. 
• 2008: Encore, 301 Demonbreun. 333 condos on 20 stories that started at $180,000. This was SoBro's first luxury-living tower.
• 2014: The SoBro Rental Residences, 205 Demonbreun Street, 313 units on 33 stories for $90.8 million.
• 2015: 1818 Church Street Apartments, 142 units on six stories. Giarratana sold the project for $35.5 million to Austin-based GVA Property.
• 2017: The 505, at 505 Church Street with 543 units on 45 stories, is one of the tallest towers on Nashville’s skyline. Giarratana had hoped to build at least 60 stories.
• 2020: Curb Victory Hall at Operation Stand Down on 12th Avenue South. This is a three-story building with 39 apartments reserved entirely for low-income and homeless veterans. 
• 2021: Pearl Flats, 1700 Pearl Street, 107 units. This projects includes moderately-priced affordable units.
• 2021: Elliston Place Soda Shop redevelopment, at 2105 Elliston Place on Nashville's historic Midtown "Rock Block" next to Exit/In.

So I’m to assume this is really happening?  After 1001 is stalling after the parking garage I really felt this one was getting hyped then stalled  too.

This one hasn’t stalled, a January 2023 start has been eyed since the beginning, and it’s been on track for that start all along. Excited for demo to get moving here.

Yeah, this is an all residential skyscraper, soon to be Nashville's tallest. 

Downtown Nashville has a huge demand for residential, and when this is completed by roughly 2025/2026, the economic shakiness should be well behind us. This tower is for the future of downtown residents, and there will be many more downtown apartments and condos built in the pipeline. 

I could see downtown building several more 500 foot+ residential towers in the next decade.

It will be a good feeling for some of us , to see Nashville get its new tallest. But I still wonder, if Mr Tony G will still seek the “ONE” ! You all know what I’m talking about, the masterpiece of Nashville’s skyline. He WAS approved in 2008 to build Siggy at 1030 feet , so it’s possible that he comes back with another prospect that will fill that passion. Maybe this 750 foot project will ease some of the height fears that exist here , and open the doors to more tall boys on our horizon. Only time will tell, but I’m not counting it out.

If OKC can eclipse 900’, there’s no reason Nashville can’t hit the 1000’ mark. I’m pushing 40, I hope to see us do just that before I die.
