1010 Church St. will be a partnership between Tony Giarratana and the Downtown YMCA that will feature a 60 story, approx. 750' residential tower (Nashville's new tallest) of 500 units, and a 7 story,

The NBJ reported that Tony is under contract for part of the site, so it seems like Tony will own the residential tower and garage, and the YMCA will own their new building and the existing building. 
 

That whole portion of downtown is really going to be something once everything is built.

Apologies if this is in the articles, but I do not have paywall access so had to think through it on my own.

It seems like the development team will not need an overall height modification due to checking the right boxes in the Bonus Height program. 12 floors for LEED Platinum + 8 floors for Civil Support + 8 floors for Garage Liner/Underground Parking + 2  floors for Public Parking. Because this is in the "core" sub-district of the downtown code they have unlimited bonus height on top of the 30 stories allowed by base zoning. Bonus Height will still need to be approved, but I don't see them having an issue with this project. The best part of the project utilizing the "Civil Support" bonus criteria is it guarantees the YMCA (or similar use if for some reason the Y falters) at a minimum of 15 years in the space.

This is awesome news! I have also heard rumours that amazon is going to further expand in the Nashville yards area. I believe this tower will be a lot more likely to be built than the paramount, even though I don't know for a fact if that is dead or not. Regardless this would be a major milestone in Nashville's development if it gets constructed.

Actually now that you mention it, I think it'd look pretty awesome to have the city's two tallest with soaring spires as sort of book ends on each side of the skyline.

I just flew through Charlotte and I was able to see their skyline for the first time in years from the air.  I was envious of the taller buildings in their downtown and that at least three have distinctive tops.  I had not heard this news about the proposed 60 story by the Y and TG.  So, I just imagined Nashville breaking through with a 55-75 story building and the impact it would have on our skyline.  Then I get to my home in Maryland, wass catching up on news and read about the new tower in the Tennessean and felt like the Skyscraper Gods were listening.

Now the reality.  I want to be really excited about this.  I want this to finally be the 60 story building TG gets built.  I just think he deserves it for all that he's meant to overall development in Nashville.  I'm not excited about the design if I'm being honest.  But, I don't dislike it either.  It is a handsome building.  I just want something new and exciting to top the skyline of Nashville.  I'm sure it will come.

I also must admit that I'm concerned with the start of construction being in January of 2023.  In reality that's not too far off.  But in the real estate development world too much could happen to stall this project.  So, I'm hoping we'll see the start time moved forward.  Besides, how does TG expect us to sit in anticipation for that amount of time?  The agony....

And, please, please, please Metro, don't foil this.  Put on your big boy/girl pants and do the right thing and get out of the way of this and future opportunities to build higher.

Sort of like how it was for many years with the L&C on the east side and the (now) Tennessee Tower on the west. Except then we had the bookends, but not many books! :tw_tounge_wink:

Sorry guys, FAA rules! Nothing will be taller than 750’ in this town till the rules are changed.
