516-526 Rep. John Lewis Way South (5th Ave. South) will be a 16-18 story residential tower featuring and unknown amount of micro units and underground garage, being put together by ELK Development. They purchased the 3 plots that make up the .96 acre site for a cumulative $14.55 million.  More details will be forthcoming.

They may not be happy this went live but they should not put it on the website. It is not labeled, however if you check the source of the image, it says Nashville rendering. That is how I found the image. I know who the architect is, but I am not going to say out of respect for their privacy and the promise that they will not be identified. The developer has not gotten back after numerous attempts at contacting them. Many of these developers do not understand the Nashville amateur development community and how fast we are on top of things here. I have heard talk that the media in this city are on top of projects faster than most any city in the country.

Those that may know who the architect is please do not share either or even hint who you may think it is!

This will now be known as The Miles and will be 19 stories,  with about 10,000 sq. ft. for first floor retail,. But still no specs on how many micro residential units, or the number of spaces in the underground garage.  ESa is now listed as the architect. 

The team will need to land a rezoning and bonus height from the Metro Planning Commission Downtown Code Design Review Committee. No date has been finalized for that.

This is the perfect illustration of what @smeagolsfree was talking about in another thread where he explained that part of the reason we're getting so many mid-rises is because we have so much vacant and under-utilized land coupled with, in a lot of cases, fairly large lot sizes.  In central Chicago a development like this would probably be a forty story building, due to lot size and lack of available space.  But in Nashville, they spread it out to fit the whole lot... but it's not all bad, in my opinion.  With all of those vacant and under-utilized lots we've got a lot of holes in the street wall, and developments like these help fill in those gaps and rebuild the city.  So in some ways, at least in a neighborhood like Sobro where there's so much reclamation and rejuvenation to be done, I'd almost rather have the wider vs. the taller.

The Miles? Where do they come up with some of these names?! One of the developers have a Golden Girls case with Rose's regular boyfriend, Miles?

It's definitely funny to see how trends affect the names for these buildings...we've seen it go from mostly abstract concepts like Icon, Element, and Octave to more niche/historic family names like The Morris, The Harlowe, and now The Miles that must be an attempt to give the new buildings more of an established, urban feel. Not sure that it works in a very meaningful way, but probably a sort of interesting reflection of how the general impressions of urban living have changed.

Great infill, and the fact that these are micro units hopefully indicates that they will be a bit more affordable. Put me in the camp of preferring 5-10 buildings of this height over 2-3 buildings of 30-35 stories. 
I prefer the address to play the prominent role in the name, but that may butt up against the wishes of marketers. With all the names floating around I can’t keep them straight. At least with the address I can think of a location.  I know exactly where 505 Church is located.  Most people have no idea where the Harlowe is located.

I do know that Taylor found demo permits last week, so the buildings on the site are about to come down.

This is the mass grading permit that is showing as PENDING which means they are wasting no time. I think this one is about to start very soon.
