1806 Division (25 stories, unknown number of residential units, internal garage)

Waypoint Residential is planning 1806 Division, which will most likely be a 15-20 story tower featuring 220 residential units, 14,000 sq. ft. of commercial space, and perhaps an internal garage. The .34 acre site currently has the 1 story Omni Sound Studios, and is hemmed-in on 3 sides by Embassy Suites to the west, and Bristol on Broadway to the north and east.  The site is zoned to go as high as 20 stories.  No word yet on architect, civil engineer, contractor, timeline, or renderings.

The tower looks like it will be 32 stories according to a newly-filed fire code document. No word on if a parking garage is part of the site or not.   Zoning for that area allows for 20 stories, an it is unclear how Waypoint Residential (the developer) will try to get an allowance.

The proposal has now been reduced from 32 to 25 stories, and  will “incorporate elements of the existing recording studio,” though it is unclear if the building housing OmniSound Studios would remain on the site. The document notes a parking garage will be included and does not reference a number of residential units or offer a detailed rendering.

There are other things at play here I can’t talk about that WW found out, but several other things may have changes as well and add another one once thought on life support to the resurrection list.

As far as the business there, yes! However, that does not mean some parts of the business may not survive at the site. Just some moving parts I do not know all of the answers to yet but could be little pieces of good news.

My guess is the site is just too tight for a parking garage. Now if they did it with no parking, then my guess is they would get it approved.

I hope something goes there... that section of the street is just a complete cluster.... of various 80's and 90's urban planning faux pas.

Metro Planning Commission has deferred voting on a request for a specific plan rezoning that would allow for a mixed-use tower project eyed for the Midtown property home to recording facility OmniSound Studios.
