We could def make it a community gathering place. Food courts to retail and others things. Make something unique and that is original and says 757 all over it

Meet them halfway and let Marathon or Monument convert Scope into apartments. /s

A previous post noted these were going to be constructed with steel rather than lumber but based on these new renderings and elevations, it just looks like a typical 5-over-1 to me where the first couple stories are concrete and the upper floors are wood, all kind of “hugging” a concrete parking deck.

Absolutely beautiful! That does NOT look like a "Norfolk" building, thank God. This would be at home in any of the upscale urban DC neighborhoods. The impact it's going to have on that corner cannot be overstated. It almost overwhelms with it's presence, and draws attention to that corner as the entrance to St. Paul's. Please, please, please let this go through as is with no changes. He'll, I'd even donate my own money if it would help them break ground by summer. :lol:

That may well be the case, but as long as the exterior looks good and height and massing are maintained, I'm ok with it.

That's said, I believe the developer himself made the comment about it being steel in the meeting that has been posted online. For now, I'll take his word for it.

This will definitely be a transformative project and it will feel like a milestone kind of moment to watch this rise out of that surface lot. The only thing to consider is what impact construction costs/ inflation/ worker shortages / supply chain  will have on all the momentum it feels like we’ve built. It seems like projects are definitely moving relatively slow at the moment. Even projects that have started construction have been pretty quiet lately.

I’m no engineer but I would hazard a guess that the steel would be at the corners with all of the additional glass shown. The apartments currently under construction at Dollar Tree/Summit Pointe are doing this above the corner restaurant.

I’ve been noticing this even on smaller suburban developments. I spoke with a developer employee that said they were starting site work on their projects well in advance of when they normally would to try to get ahead of these delays and ordering/locking in material rates well in advance as well. They are definitely penciling in longer construction schedules.

Its about time something that gets the crowd cheering appears in Norfolk. Lots of cities jump on the trend it seems. Norfolk happened to not be last this time. Glad this is turning out well. Lets hope the developers dont pull the old norfolk switch that we have all seen on the casino, st pauls, and other areas around norfolk. 

Also I wouldn't mind if they added a few more stories to it! :tw_smiley:

The more renderings I see, the less of the details I actually like, but that doesn't take away from the fact that it's filling in a massive parking lot and helping to push downtown Norfolk's urban footprint more north. This is one of the most important infill developments in the city.

Knowing we’re getting more midrise than anything, I’m ok with the design. It’s a little generic, yet different for Norfolk.  

Is there a height limit for SPQ? Could we get anything roughly the same height as Hague Tower?
