Today's CBJ " Crescent Communities, Nuveen Real Estate release new details on Carson & Tryon project in South End" by Elise Franco

Excerpt:  "Crescent Communities and Nuveen Real Estate have released new details and updated renderings for its upcoming South End project, Carson & Tryon.  Carson & Tryon calls for the construction of a 31-story, mixed-use tower that will include nearly 560,000 square feet of office space, 10,000 square feet of retail space, 200 Novel-branded apartments and a 200-room boutique hotel."  ...  "Employee amenities include an 18,000-square-foot sky terrace with outdoor meeting space, casual lounge space and unobstructed views of uptown and South End.  Additionally, a 12,000-square-foot indoor amenity lounge will have a fitness center, locker rooms, wellness programming and on-site conference and boardroom spaces."  "The project is slated to deliver in mid-2025."

This is a great project -- IF ONLY because it helps to close the gap between Uptown and SouthEnd.

They said it would complete by 2025, so that timing makes sense.

If today’s marketing brochure masquerading as press release does its magic and the project lands an anchor, then sure, construction in 3 months.  I understand Charlotte may have some idiosyncratic variables driving local commercial real estate activity, but it’s hard for me to digest a spec build of this magnitude in this environment.  Does anyone have solid reasoning for believing  otherwise?  Should one be a bit more sanguine on this project than Queensbridge because it is basically co-branded with deep-pocketed asset manager, Nuveen?

I thinking they have updated this website for Carson and Tryon.  In additional to the office tower it will have a 200 room hotel and 200 apartments around the parking garage.

I believe this will be the next office tower to rise in Southend after Queensbridge gets going.

I watched the video and immediately noted that one of the first tag lines states that it will be "...worth the commute," making explicit today's commercial real estate zeitgeist.

I might down east in NC but heard through the grape vine Crescent has applied for grading permits on this one.  So dirt will be flying on both sides of South Tryon.  I am as excited as a whirligig  on a windy day.

Just passed by here and there is currently a backhoe with a crew of maybe six people tearing up Carson directly in front of the Enterprise.  Possibly getting something ready to get the site grading started?

Might they build this in stages (e.g., start with the hotel and residential part and build the offices later)?  Alternatively, I wonder if they’d consider diminishing the office space and increasing the residential space.

I think it can be built in phases like the residential and hotel separate from office tower.  All of it sits on a huge parking deck or surrounds it.

I assume it will be built in stages.  The office has been bidding out separate from the hotel.

correct I think this is how it will go apartments and hotel first and parking garage first.

So then construction might start soon then.  Is that correct?  Is the site boarded off yet?  I won’t be there until late July.  I had hoped to go to the July 8th game, but my kids preferred the game against Nexaca.

Is the office building the bigger one on the east side of the site?

Yeah office is the taller one on the right side of that rendering.  Unsure on timeframe for the office.  Last I heard they were waiting on an anchor tenant.  The answer for how long that takes is far, far above my pay grade.  I haven't been involved in the hotel/apt so zero knowledge there.

Does the office building also include the dark stone structure under the glass structure on the right, or is that black stone bit part of the hotel/residential potion?

This is what you would call the "parking deck portion"

I would imagine this one will play out similar to how Queensbridge will.  Podium and non-office uses (hotel here and residential across Tryon) will be built together and office could very well get started as the first "phases" are nearing completion.  This will give the office market roughly two to three years to improve.  The good thing with situations like these is that a potential office tenant sees a podium/foundation already complete which allows for relatively quick turnaround on their new space.

Yes you can build the podium parking deck and wrap around apartments and hotel first then the office tower when anchor tenant signs.  a hotel is very NEEDED in this area  as there are a couple planned but none underway right now and this one does it could delay another hotel or may not.  In south end now there is one the Holiday Inn Express and does pretty good from what I see.

the hotel is high rise in itself.
