Mayor Cooper notably did not mention the Titans stadium in this morning's State of Metro address. From the Nashville Scene:

A redeveloped East Bank has been a major Cooper project for months. It too went unmentioned Wednesday, as did Oracle and the Titans... A possible reason for these omissions: People are just not that happy about them. An internal poll in the mayor’s office is rumored to have confirmed as much, leading to content revisions in Wednesday’s speech.

Mayor Cooper not mentioning anything on East Bank is different from mentioning everything on East Bank but the Titans, in my opinion.

Titans certainly did not liquidate any assets to keep one of their top 3 players. Team being cheap.

Interesting. So they are still in the early stages of design. Surprised the Titans moved on from Gensler if they were already involved with the team. Manica must be looking at a whole new program and and concept to the proposal. I still don’t see how they would get the project done by 2026 if they are only now investigating concepts/program.  David Manica was also with HOK Sport (now Populous) for 13 years, so basically it is from the HOK/Populous tree, but not really haha
 

Icon CAA served as owner reps for Geodis Park, which we all know how well that construction process went. Titans must have been understandably impressed with the process for the soccer stadium to hire them.

Manica Architecture also designed the new Raiders' Allegiant Stadium in Las Vegas, a new Bears' stadium in the Chicago suburbs, Golden State Warrior's new Chase Center basketball arena,  a proposed arena for the Arizona Coyotes in Phoenix, and upgrades for Cleveland Guardian's Progressive Field ballpark.

Very true and they most likely did hire them awhile ago with certain NDAs in place. Now that public interests are starting to get involved is probably why news of who is working on what will be coming out. I would take a guess that they are no more than halfway through the design development phase as I would suspect an AOR would've been announced as well otherwise. Timeline really comes down to design at this point. I would expect the actual Construction Documents for a stadium like this could take upwards of 12 months.

I guess in theory the funding mechanisms could start coming into place in a concurrent timeline which may allow construction to start sooner rather than later. If I remember correctly it has been stated that the parking lot location would require remediation that is most likely more intense than what was required back in the 1997/1999 construction of Nissan, which would obviously stretch that timeline out. Once that remediation and financing gets finalized it looks like the MLS stadium took about 27 months to complete after the bonds were finalized. I know that the 26 months has been thrown out there for construction timeline, but this stadium will be twice as large and will have a full roof, so speeding up construction by a month may be difficult. 

Additionally, I will be quite interested in how the flood mitigation strategies that were part of the latest East Bank study/infrastructure (see page 28 for context around snip below) will be integrated into the stadium as the current field is sunken down and everything on the East Bank is initially expected to be required to be raised up. I guess one could make the the assumption that the stadium is commercial, so the FFE of the stadium should be 6' higher from the current grades. Because the stadium is expected to be enclosed, I would expect that the field area should not be viewed as sacrificial in a large flood event, which requires the field to be at ±417' elevation and then everything else above that.

Unfortunately that’s just business as usual, that’s the way of the world. Don’t matter what side of the aisle your on, that’s how the “system “ works. And no matter how much you or I or anyone might disagree, we’re not going to change it. On the matter of this new stadium, it’s a done deal . Don’t matter if it’s the Titans , the City, the State or combination of them all, it’s going to happen.

This certainly doesn't sound like a neighborhood with residential housing being constructed adjacent to the stadium, as has been teased by the Titans in their initial wave of PR.  It is ultimately what it is,  but if all we are getting around the stadium is a new Dave and Busters, some chain restaurants,  more hotels and a bunch of AirBnB's,  then beyond committing so much of our bond capacity to this stadium,  it really seems pretty darn silly to also be spending $500 Million on infrastructure to support a new tourist district, including the new bridge which is just meant to be a new Titans game off ramp.  It's a shame.

in all seriousness, there is so much land around the stadium that I expect there to be a lot of everything (hotels, apartments, office, affordable housing, retail, restaurants, bars, childcare, etc) but not a Dave and Busters (nor anything like it). 

Deed restrictions on STR can be implemented by council, so let’s hope that happens.

I certainly agree that this would be a bad turn of events that would reflect really poorly on Titans' leadership, but this is also a bit of a far conclusion to leap to based on one quote from an article. Something to keep an eye on for sure, but probably not the time for pitchforks yet either.
