What’s next for Civic Center Plaza???

Now that’s it official that Lowes will not be building, what should happen @ civic center plaza?? Obviously the city would like to land a project there after clearing the trolley stop and putting together incentives to attract a hotelier. There are definitely other brands besides Lowes who would take interest in the site so close to convention center. I personally would like to see the city pursue a luxury hotel brand JW Marriott. Sheraton was interested in building a 300 room JW at there current footprint. I would imagine that civic plaza would allow them more space/ room to build a bigger JW. This would be cool, civic hotel @ civic center plaza.

I'm sure they'll pursue something else at some point, especially if 100 N Main gets renovated quickly and we get farther past Covid.  IIRC correctly there was even a plan for the police site to be a boutique hotel even before Lowe's was looking at coming to town.

Let’s hope they can get another plan similar to the lowes plan for that site. A full service 500 room hotel

The Fountains @ civic Plaza would be a nice touch to a hotel development plan,

Originally, the city wanted to put a new convention center hotel where the Mud Island garage is located, and approached a hotel consultant about doing so 5 years ago. Those plans were later scrapped after Friends For Our Riverfront raised a fuss about a hotel being built on "protected land" and even threatened a lawsuit if the project had moved forward.

That spot is a pit right now im speaking of the spot next to the garage. but as an architect all you have to do is put the garage under ground put a large public plaza above it and sit the hotel about 30 feet in the air on a pedistal.

There are only two garages near the Convention Center: the Shoppers Garage and the Mud Island/Memphis River Parks garage. The latter site (which I have highlighted) was being pitched for a hotel initially.

It was pitched for a hotel, but they realized it wasn’t feasible. In the original Memphis charter, signed by Jackson, Overton, and Winchester, all the land along the riverfront (West of Front St) was to be designated as the Public Promenade. A letter written by Overton 9 years later serves as the foundation that the land must remain in public hands for public use. At some point, it was agreed to sell a portion on the northern end to the US Navy for a Naval Yard. When the Navy shut down the Naval yard, they sold it to private investors, and that how the Bass Pro pyramid is allowed there. The original city limits ended at Union Ave, so that is where the public promenade stops.

The 590-room Sheraton Memphis Downtown has proposed $123 million in upgrades and a possible $103 million new tower, according to an incentive application with the Center City Revenue Finance Corp. (CCRFC), an affiliate board of the Downtown
