1711 Broadway (20 stories, 245', 396 units, 5,900 sq. ft. retail, 396 capacity internal garage)

1711 Broadway will be a 20 story, 245', residential tower with 396 units, 5,900 sq. ft. retail, and a 396 capacity internal garage on 1.28 acres on the U.S. Bank site just west of Skyhouse Nashville tower and garage. LG Development Group out of Chicago is undertaking the project, with Norr Design handling architecture and Kimley-Horn & Assoc. handling engineering/land planning. The development will be accessible from both Broadway and Division St.

The purchase of the land has not been made yet.  It previously sold for just $350,000 in 2003. It recently appraised for $12.63 million. LG will go before the Metro Planning Commission on May 12th to request a site plan approval.

Agreed. A bit short IMO, but the design is pretty nice. Definitely quality infill, especially on street level

This project passed on consent at the planning meeting this past Thursday.

U.S. Bank has filed a specific plan rezoning application related to the planned tower.

LG Development Group has yet to acquire the 1.28-acre site from an entity, affiliated with U.S. Bank, that paid $350,000 for the property in 2003.

The Metro Planning Commission in May 2022 unanimously approved a request to rezone the property to specific plan so as to allow for the development.

No word on groundbreaking, but estimated construction time will be 30 months according to recent filings.

Notable though that the final site plan has been put out there. That is a good sign along with 1601 Broadway. It means both of those projects are getting closer. Like everything in Nashville right now we are going to have some move forward and others that may stay dormant for a while or never materialize.

LG Development Group has landed a tree-removal permit for the site, although they still have not acquired the property from U.S. Bank.

I think we will see some starts which is a good thing. It is not all gloom and doom. It does look like the Autograph Hotel is moving forward too. There will be a few bright spots right now indeed.

Let’s stay optimistic, we got so used to the craziness of a new announcement every week it seemed . Still some great stuff coming out, we will overcome the challenges.

They are starting to fence the property off. From my understanding they will keep the bank open during the first phase while they build the new building close to the street on Broadway, the old bank building will be torn down after the new building is finished. Now if the rest of the project gets done is anyone’s guess. We will have to wait another year or so for loans and permits to be pulled for the high-rise portion.
