Not sure why everyone’s hung up on the design. Unfortunately to be extravagant, it needs a lot of money and the design needs to be practical for the uses it’s intended for, I’m more interested in it’s ground floor interactions. That’s vastly more important for a place.

It’s not a blockbuster like the Queensbridge Collective.  However, It’s a decent building, and it will produce more density in SouthEnd.

This is exactly right. Especially with the big apartment companies, it's all just a spreadsheet tuned to maximize efficiency. Good developers will know their costs down to the penny.

This is about density, not about an iconic tower. Charlotte has a lot of iconic towers- a lot more than almost all of its peer cities. I think it’s good that we have towers that focus on density and ground level retail.

Agreed! For me it's about creating density more than an iconic design. I want our retail options to go up a level. I hate going to other cities and seeing so many wonderful retail options in its urban core, while we have pretty basic options (i.e. - everything at the metropolitan outside of TJs and a couple restaurants). We deserve better and Southenders/Uptowners are ready!

 

Edit: And by retail I mean clothing and apparel options.

Agreed. Charlotte has plenty of glitz in the skyline. A "commie block" or two is actually just what the doctor ordered. I mean, the Hawk will be completely boxed in here in a few years. No big deal.

I mean, in some cities, they’re also partially the result of regulatory requirements and community design standards as well.

Don’t understand all the consternation - I think the rendering looks pretty good.  Apartment buildings will not tend to be iconic in nature or design.  I’m just hoping these things (most SE High-Rise Projects) get off the ground as it seems like we’re beginning to lose steam (as a Country) in the greater Economy.

This design hasn't changed since the first time I saw it in April, I don't think it'll change much beyond this.

Completely agree! And obvs the definition of "iconic" can differ from person to person, but I'm really in love with the designs of Portman Southend and Ascent Southend. I think both are damn good!

Somehow this rendering makes the tower appear to blend in much better than the rendering I found.

I like the dark facade with the glass. Maybe it's just me, but I don't know of many apartment towers that have that kind of mixture. Feel free to retort if there are some.

Im speaking of pretty much all towers. Of course not BofA and a few others but that’s about it. Most all of them look like anywhereville. Just saying.
