8th & Demonbreun Hotel (35 stories, 448', 750 rooms, 48,235 sq. ft. meeting space, 7,695 sq. ft. rest./retail, 136 capacity underground garage)

8th & Demonbreun will be a 35 story, 448’ tall hotel tower featuring 750 rooms (unknown brand), 48,235 sq. ft. of meeting space, 7,695 sq. ft. of restaurant/retail space, and 3 levels of underground parking with capacity for 136 cars. 6 levels of bonus height will be requested via the underground parking and LEED Certification offsets.

HKS and Abeyta Tibbs will be the dual architects; Kimley Horn Associates will handle engineering; Louderback Group will be the contractor.

Rumors are that this will be a higher-end Marriott brand.

Whew!  A new tallest (for a category).  Always cool.     Not as interesting as the JW or even the Joseph, but will probably look a bit sharper than the renders.

Although they do have some cool offsets and features to break up the wall of glass. Like the 4 Seasons tower, just  it's mammoth presence alone is an architectural feature.

Hey Mark, this will be 448’, the ground floor on the diagram is 100’. Still the tallest at that intersection by a good 70’, and still the tallest hotel specific building in the city.

This fits in great with the context of the JW Marriot, the 1 Hotel/Embassy Suites, and the Convention Center. That whole intersection will be gorgeous when this is wrapped up.

The only luxury Marriott brand that has yet to break into the Nashville market is the St. Regis so I’m assuming it will be that.

I have a lot of criticisms of Nashville as a city but one of those is not ‘there aren’t many hotels to stay at’

And just a short walk and within eye shot will be The Ritz, Tony G’s curved condo, and Cirle buildings!!!! Going to be a beautiful area!!

Some of the details I like on this building: 

- Roofline isn’t completely flat

- the slight taper the tallest portion has away from Demonbreun 

- the slanted metal panels in between the windows, I think those will make for a cool effect. 
 

Overall pleased with this one! Will look great on that corner. The developer is wasting no time at all!

It could be a Marriott Marquis. Those are only in select cities and larger cities. They are larger hotels too. If it is a Marquis, then Nashville would be the smallest city to have one. It could be a Le Meridian, however this would be quiet large for a Le Meridian. There is now a regular Marriott proposed behind Hume Fogg and a Ritz just down the street, so I am a bit puzzled as to what brand they will flag it with.

St Regis Brand are however smaller hotels, not anywhere near the size of 750 rooms.

White Lodging seems to be pretty committed to the Marriott brand according to their website. They have recently made a commitment away from suburban hotels to urban hotels and partnering with the Marriott brand and many of their hotels. So Marriott is what we would assume it would be and that is what is on a lot of their website except for a few Hyatts.

My guess is Le Meridian.

Those were my thoughts as well Randy. You would think a 750-room hotel would have more than 250 spaces for that number of rooms, employees, meeting space, and restaurant space.  Seems to be a bit of a miscalculation in my book.

That garage is owned by the Federal Government, so I’d imagine it wouldn’t be available. I think they are banking on a higher percentage of patrons utilizing rideshare and other alternative methods of transportation.
