VeLa Pie Town/601 Lafayette (32 stories/360', 367 apartments, 4,795 sq. ft. restaurant, 396 capacity underground garage)

Anything built in place of a great majority of the stuff currently in that area is going to be an improvement, so I'm not going to simply buy into that mentality.  This looks like an updated Tennessee Tower (former National Life) building.  After seeing their Raleigh building I was hoping for something a bit more innovative.  I don't pick-up on anything other than the base that that serves as a distinctive feature for the building.  Not that the base thrills me either. 

This residential building called the Arthaus was just completed in Philadelphia. 

I was in Philly back in September and had a view of it from my hotel.  It wasn't until I walked past it that I realized it is all residential.  From my hotel room it looked like one side was residential and the other was office or hotel.  While the design is simple they are using some features and materials that help it to look like more than a rectangular tower and has visual interest.  I hope that the proposed new addition to Nashville's skyline will do the same and that I'm just having a hard time seeing it in the renderings.

The city's incentives are misaligned here, in my opinion. We should be offering height/density incentives for less parking than required in the downtown core.

 

Really disappointed that there's no flatiron corner portion to the tower, but otherwise loving it.

A lot of incredibly boring towers are coming to Raleigh too as least Nashville isn't afraid going taller. Anything above 18 stories will face a fury of scrutiny which leads to value engineering.

Not to get too far off track but this is somewhat a coincidence.  Nashville based Southern Land Co. has just completed Philadelphia's tallest residential tower, Laurel at Rittenhouse. Coincidentally, my neighborhood was the company's founder's (Tim Downey's) first large residential development. He started Southern Land in Chattanooga, where he grew up. This article from today's online NBJ mentions Arthaus in Philadelphia.

I think Nashville has slowly gotten over its fear of height.  Well at least the 30 story threshold.

Another swimming pool built in the shadow of a tall building (like Hyatt Centric).  They really should have gone with roof-top pool in this case.

Great height for that previous very low-rising part of Pie Town in downtown.

Will be the tallest building in that region--at least for now. Kind of a "pioneering skyscraper" for that part of downtown. And it should lead to greater skyscraper density infill over the course of the next 5, 10, 15 years and beyond. 

I forsee that whole neighborhood district being street after street of "mid rise and skyscraper canyons," from the Music City Center to interstate 40, by 2030-2035.

These renders make me really long for those circle projects to come through.  They would really elevate the skyline literally and in multiple figurative ways!!!

I agree, the renderings are making me want those buildings far more than VeLa...

Idk if it’s just perspective but the Ritz looks well taller the men the Tony’s 600’ residential on the circle. I know there has been discussion if the ritz will come to fruition but these detailed of renderings give me hope for one day

If memory serves me right, the main tower of the Ritz is 569 feet. Still will be impressive, if not the tallest of the proposed Circle Projects. If any come through, is the big question!

I actually saw this pop on the D-Tracker yesterday as well.

The project kinda feels "dated" to me from the get go. The glass canopy along the street frontage feels very outdated.

Don't get me wrong, very happy to have more housing being built and a parking lot filled in within our core. But idk, just doesn't get my juices going from a design perspective.

In addition to the updated renderings Bos2Nash posted, here a a few more and some new diagrams.

A couple of slight modifications:

1) 367 units now instead of 411 previously.

2) Garage is now 396 capacity  (was 373 previously).

3) Restaurant space is now 4,795 sq. ft. (had been 5,715 previously).

That’s just about as “ basic boring box” as it gets. I just hope it’s not another building that is mostly STRs. A neighborhood is not built out of a collection of buildings with revolving doors of woo hoo girls, and it would be nice to see the fabric of a neighborhood woven in this part of town.

I am really to the point that I do not care anymore if it is STR or not. I would rather have the STR's in the high-rises downtown than in all of the residential homes in the neighborhoods.

Contrarian view: I like this building. It's not trying to be anything crazy, it's going to add significant height in an area that needs it, and should blend into a busy SoBro/Pietown skyline in a decade or so.

Yes it's overparked. The glass canopy is cool though.
