They could have done way better architecturally though. Nice project but just more body modern stuff.

Some changes from the renderings are coming for sure already, but the DRB has NOT REVIEWED this project formally, only informally.  Last night was rezoning only. Members of both the DRB and City Council requested more artsy/whimsical elements.  That said, the DRB was largely content with the original designs.  Mayor White hinted that the city may take some participation into the project regarding the garage, which might allow the developer to drop the density somewhat.  Nothing too radical, but enough to accommodate the rear setback and maybe more accommodations along those lines.  The density was one big objection from the neighbors.  A lot of the the village merchants spoke in favor of the project, which I think was very impactful in the council vote.

Here's an update,  looks like they will try to adjust based on some of the concerns.  May reduce by a floor, increase number of affordable units and redesign a bit. Revote in Sept. This could well be a positive for this project.

Unless the reduction in scope means even less money for architecture. You’ll be even more unhappy with cheaper materials on a “box” shape. Or no?

October 10th is the next vote. The developer is working on the necessary changes to get the city council’s blessing which includes lowering the height from five to four floors and adding more affordable units:

There is a meeting tonight on Woven. 6:30 pm at 556 Perry Ave.  with the developer.

President of West Greenville Neighborhood association finished the meeting by reading a letter asking for the development to be paused until the City's new land ordinance codes are finalized.

I'm not opposed to pausing until new zoning laws are in place. We can't keep playing this game with NIMBY's who refuse dense projects while simultaneously complaining at the rate our green space is going away. It's not as if this project will begin construction this year as it is, so a pause is perfectly fine by me.

Every time I see the developer present this project, he goes on and on about how it fits with the Village of West Greenville's "Micro-area plan." But that plan was never passed by city council. the plan passed Planning Commission, but that isn't the final stamp of approval.

Wrong. Adopted by City Council in November 2021. https://www.greenvillesc.gov/AgendaCenter/ViewFile/Item/8998?fileID=47348

that's the west end plan. not the village of west greenville's "micro area" plan

Note the links on top left for the two different plans

City council voted unanimously to send the project back to the planning commission tonight. They want a report back from them by December 12th. After that, it will go back before city council again for potential approval:

With all of the upset residents and number of amendments, this was probably the right move. See if something can be worked out among all parties to make everybody happy.

Under the new plans, The Woven would include 240 apartments and use a fee-in-lieu-of-tax arrangement recently enacted by the county along with a city density bonus to make 48 of those units affordable to people at 40, 60 and 80 percent AMI.

Sections of the development facing the nearby neighborhood were lowered to four stories, and Schick said the developers have purchased a parcel next to the planned site of a pocket park that will allow them to roughly quadruple the size of the greenspace and create additional buffer between the development and existing neighborhood.

When a commissioner asked Schick if the project’s maximum height could be lowered from five stories, he said that height and density would be necessary to make the project financially viable, as well as to offer affordable units.

Planning Commission had meeting last Thursday. Top floor has been removed from most of the project, except near Pendleton.  Down to 214 units now.  The public speakers were much more evenly divided on this project though. I had to leave before the meeting was over, but I dot think they took any official action. There is a second meeting on 11/29.  The  PC seems to have made peace with the density, but feels more can be done with architecture to minimize the mass and scale.

:shades: Planning Commission has approved the project 5-1. Going to City Council on December 12th for final approval which I imagine it will get.
