Thanks for creating this, I have not posted anything for a long time.  I lived in Charlotte about 32 years, mostly in Commonwealth Park.  Moved to Gastonia about seven years ago and it has been great.

Went over the river to Gaston County today and saw lots.  Walked the Goat Island greenway in Cramerton and that is a nice park and greenway.  (will put that in the greenway thread) then over to downto

As a county that has over 200,000 people 230,000 at last count Gaston County needs its own thread like the surrounding counties Union, Iredell, Cabarrus/Rowan, SC counties all do.  Growth is accelerat

I declared the decade of Gaston County a while back and just read the special advertising section in this weeks Biz Journal about Gaston county.  

Here are some highlights:

Apple Creek Corporate Center the county owned business park that opened this year with 300 acres.  It is already half sold out.  It has 3 European companies from Finland, Germany, Netherlands plus several American companies.   My thoughts get planning on your next park now.    https://www.gaston.org/index.php  Only 5 sites left.

Caromont Hospital has $350 M in expansions at its main campus in Gastonia and their new 66 bed Belmont hospital.

3 Mills being converted to housing:

Chronicle Mill in Belmont already 30% preleased 90 apartments in the old mill and 150 in new build

Osage Mill in Bessemer City with 139 workforce priced apartments going in there by a Mass. firm

Massive 850 acre master planned community called Riverbend Preserve which straddles the Lincoln Gaston line.  800 homes planned and 2.5 million sq ft of industrial and warehouse space and tie in with the Carolina Thread trail along Johnson Creek with public access.

Gaston County Rising! in stature in the metro Charlotte area!

hadn't seen this before.  Lansing Melbourne's new apartment project in downtown Gastonia.  Nice.   The Foundry.   from the Biz Journal in Nov. 22  ""Plans for the project are still being finalized, but Flotz said it would likely include between 220 and 260 apartments on a site at the FUSE District near LMG's Trenton Mill Lofts. Flotz said the project would include a significant amount of parking to aid the FUSE District.""

and since I was west of town anyway quick walkabout in downtown Gastonia.   Also the new Belmont hospital is looking great.  Lots of industrial development big box warehouses all over Gaston County now on the I-85 corridor. 

New 5 story apartment building going up downtown.  And the Carriage House condo building dates back to 1886!  (I know someone who lives in there) 

Downtown Gastonia has a pita place, an Italian place, white tablecloth restaurant at the Esquire Hotel, an Irish pub, a coffee shop, a Mexican place, an event venue etc.  Their downtown is really coming back.  Now if they renovate the Commercial Building which I think would be a great apartment conversion.  

downtown Gastonia coming back and part of the Decade of Gaston I have predicted.   Trenton Mill renovated into apartments next to the home of the Honey Hunters.  Several renovations ongoing too downtown.

and finally the Chronicle Mill redevelopment in downtown Belmont is having their grand opening.  Now maybe Armada Hoffler can start the Publix uptown.

""Developers of the Chronicle Mill project will hold a ribbon-cutting ceremony on March 16. The adaptive-reuse project has 238 apartments, 9,000 square feet of commercial space and a coworking component. It was led by John and Jennifer Church, who purchased the mill building in 2013, and partner Armada Hoffler Properties Inc. (NYSE: AHH).

Armada Hoffler said today that the apartments at Chronicle Mill are 98.7% leased and 91.2% occupied. Pre-leasing there began in mid- to late 2022, and residents began moving into the first apartments in late October. ""

New Caromont Hospital in Belmont attracting new growth to the Mt Holly Belmont area near I-85.

""CaroMont Health’s $300 million investment in a Belmont medical complex is changing much more than the health-care landscape. It’s driving eastern Gaston County’s development pattern in a new direction.

As the hospital moves closer to a summer 2024 opening, it is surrounded by construction of new apartments, medical offices and other commercial space. It’s even helped spark a $100 million expansion of Belmont Abbey College.  

Atlanta-based developer Penler acquired a site there last year. It is building a 314-unit apartment complex and a waterfront restaurant along the Catawba River.

The apartments will open next year. The restaurant site is being marketed.

Charlotte developer Lat Purser & Associates secured a rezoning last year for more than 200 apartments at a South Gateway area site. That project is in the plan review process.

ther development underway near the CaroMont hospital:

Davis Moore Healthcare Practice Group is leading the development of Mount Holly Medical Park. That project will include several buildings, and two anchor tenants have already committed to 20,000-square-foot spaces there. The developer acquired the site this year.
Regional Developers LLC plans to develop Gateway Center, a new medical office park that is expected to initially include two 62,000-square-foot buildings.
A Fairfield Inn & Suites by Marriott, which was unveiled in 2018 as the first major commercial project in the South Gateway area, is already open.""

Lenox Development Group is redeveloping an existing building at Gastonia's FUSE District into Hangar 618, which it describes as an urban flex space for commercial uses.

Another project is being teed up at Gastonia's Franklin Urban Sports and Entertainment District..............

Gaston County eyed for more industrial development as two mystery projects seek incentives

 

More industrial investment appears to be in the pipeline in Gaston County.

The Gaston County Board of Commissioners is set to consider incentives for a pair of code-named economic development projects at its meeting on Sept. 26. Project Precise and Project Box are both described in county documents as including manufacturing and distribution operations...........................................
