Revised plans now show no hotels rooms just all apartments (probably easier to finance)

"""Site plans filed last year called for a residential tower and a hotel in the other tower. But the updated plans published this month on the city's website show 587 apartment units and no hotel units. The site plans submitted last year included around 200 hotel rooms.  The new site plans say the development, now estimated to cost $275 million, will offer 460 one-bedroom units and 127 two-bedroom units. One tower will have 33 floors and the other 17 floors – with retail space as well. Site plans say the development will have 702,000 square feet of space."""

Did the height get reduced?  That sucks.  I thought it was originally 33 but then increased to 36 although one of those I'm pretty sure was a utility floor.

Unfortunately the design has been hugely value engineered.  The pedestrian view in particular seems way less engaging somehow than before.  Super disappointing especially considering what the previous renderings looked like.

they must be taking some units out of it I just want it to go vertical. 29 stories is still good height

Isn't there federal money involved that mandates construction deadlines?  I had been under the impression that construction was immanent due to the federal funding.

Yes it is had to get started so I am not sure if the land and site work is part of that and meets that requirement or not.  But changing the number of units around or height would not be a problem as long as it met those affordable housing goals of number of units.

This project has been quiet for a while but a groundbreaking ceremony is scheduled for October 24, 2023 at 8:00am.

BizJournal is reporting this tower has shrunk to 23 stories.

from their roundup of the development pipeline

""GoTriangle broke ground on The Raleigh Union bus station, part of Hoffman & Associates mixed-use development in the Warehouse District, in October. Since the project was first announced, it has been scaled down due to shifting market conditions. Plans now call for the bus station and a 23-story tower with 385 apartments including affordable housing. There will be 20,000 square feet of curated retail space and a parking structure with 460 spaces. There will also be a 20,000-square-foot public plaza. The 400,000-square-foot development has a price tag of $225 million.""

look in the slideshow of photos

New Raleigh Union Station Bus Facility breaks ground downtown  mentions the 385 apartments but not the number of floors  Yes this shrunk the N and O is reporting the 23 stories too so it lost 13 floors of height.
