CCB Nashville Developments LP (affiliated with Bosa Properties) has paid $66 million for the final parcels of the development site.  They have now paid a collective $80.7 million for all the parcels in the 3.85 acre block. Relatedly, they had just secured a $52.5 million loan from Otera Bank out of Montreal towards the purchase.

Also, demo permits have been applied for all buildings on site.

As Downtown Resident mentioned, there are 4 demo permits that have been applied for in relation to taking down all of the structures on the site by Hendersonville Environmental Abatement.

The development team will go before Metro PlanningCommission this Thursday, Oct. 27th to seek the SP zoning change.

I really hope they promptly get started on the first two towers because that prominent site would be a huge "gap" in the streetscape if it stays vacant for long.

This SP was approved at the Planning Commission on Consent. This now moves to Metro Council where it will need to pass three readings.

It's so great to see a lot of these large scale projects moving forward so quickly. This, the 901 Dr. Martin Luther King Jr. Blvd/Charlotte Ave tower, the 210 15th Ave. North towers, etc. all seem to have moved pretty quickly after their announcement dates!

Agreed.  Just hope that movement doesn't get delayed or stall altogether a la AEG portion of NY or Lake Palmer.

Demo is also a very easy box to check. Neither the 901 MLK or this site has applied for anything beyond demolition. These projects are going to take some time.

A $29,000 permit has been issued for Environmental Abatement to handle demo work of all the Country Delite Farms diary structures on the site.

I understand the pacing/timing and such for a project like this generally takes awhile.  Yet, compared to others like Park Place and Cumulus, I'm really digging the way this one seems to be moving along.  Even if it is just demo, still demo is a step AND it's already happening!

You are correct, this one had demo go very quickly. There are a lot of factors that could come into play there. Park Place and Cumulus also have active tenants in the buildings that are to be demolished and depending on the financial appetite of the developers, they may be letting those leases expire rather than buying them out. Depending on the tenant (looking at the radio station) those leases could be very expensive to buy out.

New info on the project from the Final SP for Phase One on Development Tracker:

1) Tower One will be 30 stories/382' with 312 units (part of Phase One)

2) Tower Two will be between 32 stories/392' and 35 stories/402' with either 344 or 380 units (part of Phase One)

3) Tower Three will be 40 stories instead of 45, with between 658 and 692 units (Phase Two)

They have approval for up to 30, 35, and 45 stories as part of their SP. I’d wager that the final floor counts depends on what they are able to get financed / construction costs.

I love how they’re making some of the windows arches! Looks really great and gives it a more historic feel to it, especially with some of the materials they’re using
