1401 Church (47 stories/522'; 35, 30, and 7 stories, at least 1,150 residential units, 60,000 sq. ft. retail on 3 acres)

The 3 acre site formerly home to Country Delite Dairy at 1401 Church St. and facing the I-40/65 inner belt to the east is planned for a 3 tower mixed-use project  (45, 35, and 30 stories plus a 7 story structure). The developer is CCB Nashville Developments, which is affiliated with Bosa Properties, a major developer out of Vancouver. Hastings Architecture will oversee design; Civil Design will be in charge of land-planning and engineering; HDLA will do landscape architecture; KCI Technologies will be involved with engineering and construction consultation. 

The team has filed a specific plan application with Metro Planning, with the document simply referencing a “mixed-use development.”

The site is bordered Church, Grundy Street and 14th and 15th avenues north.

The application notes 30-story, 35-story and 45-story buildings. The 30-floor building will front Church Street, with the 35-floor structure to address 15th Avenue and the 45-floor tower to face Grundy Street.

According to multiple sources, CCB Nashville Developments — companies affiliated with which have developed sites with high-rises in greater Seattle and Vancouver — has the property under contact with owner Dairy Farmers of America (DFA).

The property CCB Nashville Developments seeks to acquire overlooks the inner-interstate loop and sold in May 2020 for nearly $30.4 million to DFA, a dairy co-operative.

That is awesome! This entire stretch on the west side of the highway from Church to Demonbreun will be its own skyline in a few years. I remember when driving down the highway there felt distinctly like you were outside of downtown and you could see it in the distance, now it'll feel like you're driving through the middle of the city.

We are still trying to get some details as far as parking, number of units, projected start date, etc. from the developers. Granted we know some of this already thanks to someone else on the board, whom I shall not name. We have also known Bosa, or the subsidiary of their company has been looking at this site for a while. We had to little birds feed us info on this but could not confirm for sure until yesterday. I had mentioned this at the meetup a couple of times for those of you that were there, and we had heard a three-tower project a couple of months ago but could not say anything on the board.

I think with this project being proposed it will give the project across the street at 1414 Church a better chance of being approved.

Love this so much, this neighborhood is going to be one of the densest in Nashville once it’s all built out. Also love that they plan on re-aligning 15th, that intersection is such a mess right now.

First, let me say Merry Christmas to me!!!  This and the 4th and Lea announcements on one day.  Merry Christmas, indeed!

Now, your point about downtown is one I've stated many times.  You'd drive along the inner loop and would say, that's downtown OVER there.  Gulch Union's office tower, One22One, Endeavor tower and others that aren't too far away started to change that.  Then the Reed announcement further hinted that finally we'd get that sense of driving through downtown instead of past it.  Now this one, the 1414 Church project, and whatever happens at Beaman will seal the deal!!!!  Three words...I can't wait!!!  Four more words...Lord, let me live!!!!

Right!? Going from parking lot/car lot/one story under-utilization to 20-30-40 story tower density.

I believe they're from what's been announced so far for the Reed property and the Broadwest towers.

You have to remember there are now 5 multiple building projects proposed from all from just south of Hynes to Demonbreun Hill and you have the area South of McGavock at 14th that has still not gotten a proposal on it yet. From counting I think we have a possibility of at 23 buildings 20 plus stories or taller from 16th to the interstate proposed.

There’s so many, it’s hard to keep track!! So the tallest of the Reed property can go to what height? 23 buildings is like a whole new “Downtown “ couple all this together with ALL the other planned projects in the CBD and eventually the East Bank and WOW ,Nashville will look completely different in another 10 years!

OK... so how much density would be enough for Metro to feel a BRT/LRT line down Hayes Street is needed?  To my previously stated route, a link from Hayes/Grundy over I-40 to Commerce needs to be built now before that whole area is closed off. Plus, it could be built now without having to mess up Church or Broadway.  I still think a line could be "squeezed" between the Pinnacle tower and the NY Residential beside the Hyatt, but very soon that may not be possible.

The density in midtown hugging the loop and along Broadway (if all built) seems to be much greater than Nashville Yards or any part of the CBD for that matter. Here’s some Screenshots. Granted the purple is still a big question mark. 1401 Church in orange.

Metro already believes it has the density to build rail, the problem is we can't afford to build it and as of last vote, the votes of the county (again, pains of countywide government) don't believe it is worth the additional taxes

Purple is Beaman. Reed is North of Broadway, right?

I think three of the buildings at the Demonbreun Hill site will be right at 20 with the current SP. My guess is that SP will change too. They paid a higher price for the property than it was when the original SP was approved. They will probably go back and get a change to the SP to get more density for a better ROI for this property. 

Elmington paid 17 million and change when they did the original SP and Hall paid 56 million for the property now. So, this is what makes me think they will get a change to the original SP due to the difference in price.

The purple is Beaman.  The tall green one across Broadway is the tall Reed District tower.
