4th & Lea (24 stories, 293’, 496 residential units, 14,136 sq. ft. ground level retail, 276 capacity underground garage)

4th & Lea will be a 24 story, 260’ residential tower with 525 units, 6 ground level retail spaces totaling 15,638 sq. ft., and an underground garage w/ 276 car capacity on .78 acre at 522-532 4th Ave. South.  It is being proposed by Douglas Development; Fillat + Architecture is overseeing the design; Barge Design Solutions will handle land-planning and engineering.

Douglas purchased the land for a combined $11.45 million in two transactions in December 2020, and December 2021. 

As currently zoned, the site will allow for an eight-story building, with three floors of bonus height. Douglas Development is seeking the three stories of bonus height plus an additional 13 floors of bonus height, which it would achieve via architectural work that incorporates LEED, public open space, underground garage and "exceptional design" as defined by Metro Planning.

The Post could not determine if a Metro Planning Department Downtown Code Design Review Committee hearing date has been finalized.

Don't forget vertical window trim alternating every other floor (805 Lea, Alcove, the Moore Building, etc.)

We are basing the 260' height off the height of the top of the mechanical as an estimate to be clear. The top of the bottom floor of the 24th floor is 240'and add 10' to that is 250'. We just added another 10' to that to get to the overall estimated height.

 

With all of the other buildings int he area that have gotten the bonus height, I don't think they will have much of a problem getting their bonus height.

Btw…I’m thinking a sliver of this building COULD block a tiny portion of the setting sun on City Lights…so get ready for the lawsuits.

Titanhog, I was thinking the exact same thing!  I also thought that hopefully, with this announcement, those three see the writing on the wall and stop.  That area bordered by  5th, Rutledge, Lea, and Peabody could soon be very much transformed.  The possible infusion of height from The Miles over to the Centrum project...just wow.  Excited.

It kind of looks like a giant toddler stacked hundreds of tiny houses but couldn't quite stack them straight!    Seriously though, the only thing I'm not sure about is that orange color although it may grow on me like a certain nearby building that's also on Lea!

Look at the 500 2nd Ave. South, 39 story and Park Place Nashville threads. These are the projects being held up by some hopeless lawsuit by residents over at City Lights.

The quirkiness and the color actually have me excited in a similar fashion to how the color of the Peabody Union tower does.  They both will add great visual variance and variety to the blue glass that dominates Sobro.  Me likey!

We never had an updated height until now too. The height is 293' at the roof.  The number of units are down a little to 496.

5 retail slots, almost 500 units, and ~0.5 parking ratio on a bus route is just awesome.

I want more form-based zoning around Nashville (like the downtown code) to legalize more of these!

CityNowNext has coverage of final planning stages for 4th & Lea. Some slight modifications on the 24 story tower:

- Ground level retail has been slightly reduced to 14,136 sq. ft.

- There is now a 6,729 sq. ft. residents' fitness center.

- It will go before Metro Planning for approval on May 25th.
