Concord/Harrisburg Area Development

I know there is a Cabarrus/Rowan Developments thread, but that is fairly broad and perhaps perceived as rural.  I think the cluster along I-485 is denser and deserves its own thread. 

We've posted about Farmington elsewhere, but I will include a link here to start the thread, because I think it could be a catalyst for the region. This may be especially true if Atrium builds a full hospital next door.

As a reminder, Farmington will have a Village Green, entertainment and retail, walking trails, and high-end residential developments. They've announced Dunkin' and CFA for the outparcels along Rocky River Road, but the more exciting retail and restaurants will likely locate near the Village Green as the development is built out. 

 

Taylor Morrison started their townhome project at Farmington.

I can throw a rock from my yard into Harrisburg but I have to say I love that Harrisburg proper is so close to me. Much more convenient and less hassle then dealing with the Poplar Tent area which is also very close in the other direction. Its going to very interesting to see  how the Phillip Morris jobs on the way will spur growth in the area.

Evolve at The Parkway is moving along nicely in Concord.

The pics I took aren't great but they are the property view as of yesterday.  

No rent rates posted. I'm guessing will be in line with the Tega Cay location.

I feel like the biggest drawback is being located on such a busy highway. Having said that they look to be maybe 75 yards back from the actual rd so that's good. 

EDIT- Driving by on 29 yesterday and actually at this point there are 2 buildings maybe 20yards from 29 or Concord Parkway S for locals (N.Tryon for you Charlotteans.ha) The leasing office, complete with solar panels, is in center and is set farther back. )

Walking to grocery/food...etc

J.M. Robinson HS is maybe 0.5 miles Walking as well.

Wow! Hadn't heard about this.  That this area of Concord is literally a stones throw from Charlotte as well as 485 ha really taken on its own identity.  I lived at The Reserve at Stone Hollow off of Carolina Lilly LN when they opened back in 2009-10ish and drove to the Mallard Creek Church/Prosperity Church area for food and groceries. It is definitely a whole new world around there.

Farmington (at Rocky River and I-485) is under full construction. The residential is moving right along, and the retail and office components will follow.

Harriet Burgers and Bossy Beuhlas is opening shop near Concord Mills, but also is opening up shop in Harrisburg as well! If you are familiar with Harrisburg; it will be right next to the 5/3rd Bank and across from the new Starbucks! I absolutely love Harriet’s in Optimist Hall! So excited about this one!

Today's CBJ "Cabarrus County joins Concord in approving more incentives for Red Bull, Rauch at $1B-plus beverage hub" by Colin Huguley

Excerpt:  "At its meeting on Nov. 21, the Cabarrus County Board of Commissioners approved revised incentives for Red Bull and Rauch North America, two of the three companies investing in a beverage hub at The Grounds at Concord.  Red Bull and Rauch are planning to increase their pledged investment there by a combined total of about $411 million, according to county documents." ... "RRB Beverage Operations Inc., which documents state is led by Rauch, is upping its investment from $553 million to $680 million for its can-filling operation at the beverage hub.  Red Bull is increasing its investment from $140 million to $424 million for the regional distribution center it plans to operate at the hub.  Ball Corp., which initially pledged just over $383 million for a can manufacturing operation at the site, still plans to invest the same amount, documents state." ... "Rauch, Red Bull and Ball Corp. are expected to create over 630 jobs at the beverage hub.  If all three companies invest their expected amounts, total investment there would reach nearly $1.5 billion." ... 3 apartment buildings all under construction in downtown Concord and the new County Courthouse is going through interior upfits now.  Plus 2 other historical buildings undergoing renovation.    and some miscellaneous photos of some of the historical buildings converted to apartments at least 3 examples Lofts 29,  the Vue at Hotel Concord, and 57 South Union in the old Cabarrus Bank building.    But you know all this if you took the downtown Concord walking tour in November.  Reminder in February the Uptown Charlotte Yes there is History tour.

Downtown Concord today.  New courthouse is wrapping up outside construction.  3rd new apartment building now underway with foundation work and crane base plant.  First apartment tower along the county parking garage will be the first to open then the one next to city hall and lastly the one right on Union St.  

Several new businesses and restaurants are opening up including Benny's Pizza.
