14th & Hynes (40 stories, 480', residential; 36 stories, 435', hotel/condos; shared ground level retail and underground/structured parking)

14th & Hynes will be a 1.28 acre, dual tower project of 40 stories, 480', (residential--unknown units) and 36 stories, 435', (hotel/condo with unknown rooms/units), sharing ground level retail, underground/structured parking.  The address is 207-225 14th Ave. North.  At one time this site was being considered for a 15 story Comfort Inn Hotel. 

Roers Capital is the developer.  They are also planning the double 30 story tower project at 15th Ave. North and Church St.  just to the west. STG is the architect; Kimley-Horn will handle land planning and engineering. 

Roers has the site under contract with Aurora Enterprises and Dean Dairy Fluid. It is currently a gravel surface lot.

The team will go before the Metro Planning Commission on Dec. 8 to request a rezoning to specific plan from mixed-used.

I knew the project was going to expand but by how much I didn't know. This was a surprise!

The thought of a 40 story building on Hynes Street is just absolutely mind blowing to me. Midtown is definitely bringing the heat and height.

This is exactly what I was hoping to see happen in that area.  Especially along 14th between Charlotte and Broadway.  I suspect there will eventually be multiple towers on the south side of Charlotte up to 19th Ave. with several midrise buildings as well.  I just hope they do keep in mind the other nearby neighborhoods and not over saturate the area with overly expense restaurants and shops.  This should be an area that offers a balance in eateries that include local and chain options.

This looks amazing! The fact there are multiple 40+ story buildings proposed for Midtown is just incredible. Glad to see Nashville, on average, is starting to build taller and taller! I can't wait to see Midtown in the next 5-10 years. It will no joke be an entirely new area and a city on its own. Just mind blowing how quickly projects are popping up. I wouldn't be surprised if the entirety of Smeags dev. map is soon all blue and red in Midtown!

I do wish the project was able to front Church though. But I suppose another project will do that eventually.

Is that store seen in the same light as other adult stores that have had a seedy past?  I've not lived in Nashville for over 20 years so I don't know how this store is viewed compared to the various stores that were spread across the city when I left.  I was told by someone who still lives there that it's like combining the old Spencer Gift shops with the old Frederick's of Hollywood stores.  And, that bachelorettes really love it... LOL!!!

If it's not perceived as a nuisance to the neighborhood that is being built around it, is there really a reason for its days to be limited?  Unless, you're thinking is they will sell the property because of its increasing value.

All about the property value. Definitely not as seedy as the other adult stores for sure. I think eventually a developer will make them (and Deja Vu) and offer they can’t refuse.
 

It’d also look silly to have a suburban style single story adult store at the corner with 30+ story luxury buildings surrounding it.

Wrong!!  Hustler Hollywood Tower announcement is imminent!  Height = 69 stories.  All units have jacuzzi in the living room and on the balcony, are pre-furnished with hot pink inflatable furniture,  leopard-print shag carpet, and have mirror ceilings throughout.

I've posted for so long about wanting cars to drive "through" downtown instead of past it.  Holy cow.  With these announcements...the Albion ones, Reed District, the dairy site, this one, Beaman...just wow.  Like bnacincy said, if we get one or two projects across the interstate in the north gulch...(nashvilleborn just fainted)

I was thinking the same thing. Pretty soon, tourists won't know which side of the highway is downtown. Incredible.
