Time to give this its own thread. For the past 5 years Nashville Capital Group developers have made loose proposals for a large mixed-use project on the far west end of the Railroad District along the Cumberland River,  just SE of downtown. The owners of the 9.4 acres site that sits at 407 Driftwood St. (just east and north of the I-24/40 split and just west of proposed connector bridge over the Cumberland River from South 5th St. to Fairfield  Ave.) are now formally seeking rezoning of the project to make way for a large scale development.

Driftwood District could be made up of multiple 20 +/- story towers, 1,636 residential units, 409 hotel rooms, 40,900 sq. ft. retail, and internal parking garages. Kimley-Horn is named to oversee engineering/land planning, and Hawkins Partners will be in charge of landscape architecture.  A primary architect is not listed yet on documents submitted to Metro Planning Dept. 

Originally Nashville Capital Group had had been granted rezoning from industrial to office/general, but now they want to update to residential/mixed use. The team will go before Metro Planning Commission on Dec. 8th to request the new zoning and a community plan amendment.

They could maybe add a Music City Star station somewhere in the vicinity over there in 5 years+ since there is a lot of space for development between the downtown station and Donelson station.

Driftwood, TX, is also the home of Desert Door Sotol, so they should start a distillery taproom over there jk

That's another area that I've longed wanted to see developed into something other than light industrial.  One has to wonder, if this actually happens, what impact will this have on developing the East Bank.

Two words:  arms race.  Giddy-up!

Build a baseball stadium (at the owner's expense) in the Metro bus maintenance facility next door. The bus facility can be moved. It would be an awesome location if parking and transportation to can be worked out.

Could have been a cool spot for the soccer stadium to go as well.

All of these sites you mentioned , plus the smaller ones like 2nd & Peabody, Dairy site, Tennessean site, the Circle projects etc . Add them all together and it’s like the whole downtown of some decent cities. It is unreal to think about, some will most likely be cut back or canceled but some will not. So we have to be thankful we are in this position, not to many places experience this.
