Proposed redevelopment of Richland Mall

In a $100 million redevelopment, much of Richland Mall will be demolished to make way for new construction at the site by Southeastern Development, an Augusta-based company with a track record of redeveloping similar mall sites.

Belk will remain at the site, moving into long-vacant space that once housed the Parisian department store, according to a city statement. That shift likely will take 18 to 24 months to complete, with Belk open in its current location until the move. 

No immediate plans are clear for the other two tenants at the site: the Barnes & Noble bookstore and a call center. 

Under the new plans, a grocery store will anchor a much smaller retail footprint on the site. No grocer has been selected, but Southeastern has begun discussing the project with companies, according to the city statement.

The retail phase of the redevelopment could take four or five years to complete, Southeastern said.

Construction of about 500 units of new apartments would follow, flanking the existing parking garage, which would remain on site. The bottom level of the garage would provide parking for retail customers, while the upper level would be reserved for apartment tenants.

The park, expected to be about five acres, will provide a much-needed event and gathering space in Forest Acres, according to city council members.

Overall the redevelopment will have about 215,000 square feet of retail and residential space, compared with more than 900,000 feet currently, much of which is vacant.

Southeastern is expected to close on the purchase and development deal this winter. Current estimates by Southeastern indicate it will be four or five years before the first phase of the project, including mixed retail, apartments and a 100,000-square-foot grocery store, will open. 

The renderings below are just initial placeholders and are intended to give an idea of the project's size and layout.

I like the way the parking garage will be completely obscured from street view, with the apartments and some trees, fronting the roadway.

News about the proposed 6 acre park adjacent to the new mall. The most interesting part of the article, though, are the pictures of what the mall looked like in the 1960's and 80's. I am a child of the 70's and 80's, and very clearly remember the mall looking like it did in the photos shown from the early 60's. The outdoor part was best, and it appears the developers behind this project are wanting to recreate, to some degree, a more human scale, with connectivity to the outdoors. Also, there will be a brewery.
