16th & McGavock (29 stories, 300 residential units/200 hotel rooms, w/ ground level retail and internal garage)

16th & McGavock will be a 29 story residential/hotel combo tower featuring ground level retail and an internal garage is being planned for the 1.17 acre lot (made up of 4 parcels) with a primary address of 115 16th Ave. South in Midtown. The amount of units and hotel rooms is not clear yet, nor is the hotel brand. The Roers Company is the developer; Hasting is handling the architecture; Kimley Horn will oversee engineering and land planning.

DeSano's Pizzeria (non-historic 1 story structure) will be razed for the tower, and the restaurant will relocate next to Von Elrod's Beer Hall at 1010 4th Ave. North.  The historic structure at 114 17th Ave. South that currently houses Zac Brown's Southern Ground Studio (built originally in 1903 as a church) has been up for sale by Brown since 2020. Brown will probably close the studio and pocket over $9 million in profit from the sale. It appears that structure will be saved and repurposed as part of this new project.

It's nice to see a developer actually making plans to preserve an historic building, but I can't see anything original about that building in the pic. Looks like it's been modified in such a way that has taken any architectural significance away. Anyone here have any pics of how it looked 100 years ago? Would that be the goal of its restoration? 

BTW: I count 30 floors with the pedestal.

I believe there is more original brick beneath some of the cladding.  Also, there are some vaulted ceilings inside from the church sanctuary.

Quality design and ground level retail, restaurant relocates rather than closes, and the preservation of a historic structure. Every development should be like this. Win win win!!!

This entire neighborhood is becoming so dense in the next decade.  Right now, within 4 blocks in every direction of this project, there are at least 25 towers of 20 stories or more being planned. Add that in to the 6 of 200' or taller already in existence in that footprint, and you are looking at an entire mega-healthy skyline for most any equally-sized city in North America.

It makes you wonder why in the world they decided to put that ugly cladding on top of the original brick.  If it's worth saving I'm definitely all for it though, especially if the inside is nice!

That is definitely mind blowing!! If that gets built , it’s like the whole downtown area of many decent mid size cities. And it’s just one of many areas in Nashville poised to transform into a micro city within the city!

That doesn’t even include the Albion proposal, nor anything at the Dairy site / north of Church Street.

That was actually my favorite as well. I think there may be a few others pop up in there before its all said and done. Not that I know anything.

Yup.  I lived there when it first opened as apartments 7 years ago.  It was really nice and part of the new Nashville.  Now it's been turned into short term rentals and small compared to it's surroundings.

This developer had only done small 4-5 story projects previously. These projects were quite ambitious in hindsight.

Yeah, seems like they had the talk but lacked the walk! Just as the M2 folks with the Ritz project, I’m not sure even under the best economic climate that they could’ve gotten anything done. 
has this project gone though all the preliminaries and metro permitting? Can someone pick this up and run with it , if they have the ability and desire?

Best case scenario is they sell entire portfolio with plans to another developer or individual developers. They have done the leg work, and the properties have the entitlements. They own one property outright and two project plans that they will have to leave up to the property owners.

On the map I have also put Lee Mollette's projects as dead as well as all of the Cummins station projects. I will soon put the Circle South in that category too as well as some others. I think we can safely add 1705 Hayes to the list of projects that are not going to happen. Another developer may end up snagging them but not anytime soon.
