57-unit apartment project pitched in changing corner of downtown Grand Rapids

The Grand Rapids City Commission on Tuesday set a public meeting for Jan. 24 to hear feedback on applications by W&S Development LLC, an entity affiliated with Grand Rapids-based Bazzani Building Company, for a Brownfield Plan Amendment and the creation of a Neighborhood Enterprise Zone at 415 Sheldon Ave. SE on the southern edge of downtown Grand Rapids.

The developer is under contract to buy the property from ICCF Community Homes for an undisclosed sum and plans to build two new five-story buildings on the vacant lot, each totaling 25,000 square feet, that will contain retail and 57 market-rate apartments.

The project, called Wealthy & Sheldon Lofts, is the latest in a building boom near Grand Rapids' Downtown Market, including the 432-unit McConnell apartment tower and ICCF's recently renamed Southgate Senior Living community, formerly Tapestry Square, scheduled to open in early 2023.

I'm really excited the rest of the plot is going to be built. I was hoping for more height and size, because I'm afraid that in a few years, that land may be under utilized if the rest of the area pops off. 

 

On the other hand, that corner is changing fast, and I'm really excited for it.

Crain's has a story on this project regarding size and funding. Really sounds like they got a good bit of what they needed to keep this going. Really looking forward to seeing this vacant lot become something of value to the area.

"The two-building project is set to include studio, one-bedroom and two-bedroom apartments, along with 2,400 square feet of retail space. Onsite parking and bicycle storage will also be available for tenants."

I know I keep updating, but I got some new angles.

 

I still feel this is slightly underwhelming for that corner and the demand for housing. But I suppose it beats a vacant, weedy corner.

While I'm excited something is going in on this corner, I can't help but to think they should have aimed higher and gone after something more dense. I feel like this corner is severely underutilized and this just plays into that.

 

Something I've said about 5 times this thread now. Sorry I'm so redundant.

The portable, mini tower crane is gone.

I like that thing. I hope it's up building more infill soon.
