Well, as long as it isn't sprawl next to downtown then I'm fine with it. 700 acres of what was previously farmland is just huge and sounds like cookie cutter, subdivision, heaven. Mixed use doesn't necessarily mean urban. Hopefully whatever the developer has in mind adheres to the tenants of smart growth.

I'm hoping so.

I have the feeling this will be more suburban in nature. Though generaly close to downtown, it is seperated by the bypass and the lakes. With the new route 460 coming right through the middle of this propety, I would amagine more wharehouse/office park to facilitate the surge in port activity. The mixed use will probably be some retail at the new intersection of 58 and 460. I hear Home depot had been looking at Suffolk for sometime. There also was a retail project that was supossed to go in at Pitchkettle and 58. It included a Barns and Nobles but I think this was rejected. Maybe they'll come onboard this new development. Us out here in Western Tidewater may even learn to read.

Downtown Suffolk does have three midrise buildings.I have a good feeling one day they will build higher than what we currently have downtown.

Yes, suffolks downtown is very urban for such a rural city. In face it is much more walkable and urban than Town Center. The only difference is that town center has high rises, suffolk doesn't.

construction has begun on two new projects in Harbourview. First is the Harris Teeter anchored expansion of Harbourview Center, The Marketplace @ Harbour View:

Second project turning dirt is a new Hilton Garden Inn on 3.5 acres on the west side of Harbour View Boulevard, just north of The Marketplace. I know the owner of the new Courtyard and Townplace Suites less than a mile away, at the far north end of Harbour View felt like, soon after opening, that he had built them too small.

...

They are trying to cash in on the retired military people...they assume they can pay them less since they have retirement funds coming in. Still good news for Suffolk and Hampton Roads considering all the jobs being lost.

A startup tech company has chosen Suffolk as its headquarters, the city announced last month, the second new company from the modeling and simulation industry to open shop there in less than two months within an incubator program run by the Virginia Modeling, Analysis and Simulation Center.

The announcement of CPT opening there illustrates the importance of the M&S industry in the region, particularly in the I-664 corridor at the center of which is VMASC's shiny headquarters and the MAST Center business development, created to attract companies because of the proximity to VMASC and the U.S. Joint Forces Command. Contracts from and collaboration with JFCOM have been the primary drivers of the industry's growth in North Suffolk.

While the MAST development, which sits on the Suffolk/Portsmouth border, was touted for its collaborative nature between the neighboring cities, the economic development potential of the M&S industry at the campus has proven attractive enough to entice the two cities to separately create tax incentive zones within the same complex to coax and retain M&S firms in either of the cities.

On the Suffolk side of the development is VMASC and its incubator. Suffolk, at the urging of VMASC, in December created a technology zone providing rebates on business license and property tax for qualifying businesses. The push for that tech zone was largely driven by the desire to retain graduates of the incubator once they are ready to lease market-rate space.

Across the parking lot on the Portsmouth side is MAST Center One, prime commercial space that also has a goal of attracting M&S firms. Keeping pace with Suffolk, Portsmouth last month declared MAST One and the 16 acres of the MAST development within its border an enterprise zone with incentives specifically geared toward tech-related firms, according to Mallory Kahler, development manager at the Portsmouth Department of Economic Development.

TownesBank opened a new financial center in Harbour View

TowneBank celebrated the opening of its 30,000-square-foot Harbour View Financial Center Friday. The project includes 5,000 square feet for the bank, a Prudential Towne Realty office, Towne Investment Group as well as the offices of law firm Oast & Hook P.C. TowneBank had operated a branch in Suffolk and decided to expand operations there. The center, designed by HBA Architecture and Pilato & Counts Interior Design, is one of TowneBank’s 18 branches in the Hampton Roads region.

Suffolk has a new City Hall under construction in its Downtown core. The project will be in the West Washington street corridor, something that city officials hope will help to revitalize the area. Here's more information.

It's a shame that the new building for the most part will only be two stories, but it seems as if they were going for a more urban feel with this city hall, which will fit in well with Suffolk's surprisingly urban downtown. It does unfortunately have parking lots on its backside, but at least the building itself will front West Washington street. This, along with a new proposed library across the street (which would also hold offices and classroom space for Paul D. Camp Community College), will definitely help to spur even more redevelopment downtown.

Monument Construction is renovating seven adjacent buildings in the 100 block of West Washington Street, most of which have been vacant for many years. They plan to create 57 one-bedroom apartments and 10 two-bedroom apartments, as well as the ground-floor commercial spaces. 

 

The project will front West Washington street. This, along with other projects, could help make Downtown Suffolk one of the highest density, most urban places in Hampton Roads in a few years. It obviously won't overtake Norfolk or probably Portsmouth, but downtown already has a more urban feel than VA Beach (including TC), all of Chesapeake, and most of Newport News and Hampton.

City moves ahead on Library!

The city will purchase 10 parcels along West Washington, South and Lee streets to pursue its plan for a new downtown library and satellite community college campus, Deputy City Manager Patrick Roberts told City Council members Wednesday.
