Here's an update about the Washington Street development. Suffolk now has more new storefronts and loft apartments in that area of downtown.

Looks good for Suffolk, but $900 for a 900 square foot apartment is a bit steep. 

 

Even out in Suffolk, I would never consider $1 per square foot to be steep. That's actually the cheapest I've ever seen a new construction apartment rent its units for.

I noticed lots of heavy machinery on the old Obici site on north main street. I'm glad Suffolk is seeing some action as well. 

Seventeen acres of the property are under contract to Waverton, a Portsmouth-based developer that plans to build a 224-unit apartment community called Meridian at Obici Place. Under the contract, Waverton would spend roughly $3 million for its parcel, with $1.7 million going toward infrastructure improvements that will benefit future adjacent retailers.

 

Maybe I spoke too soon. I found some renderings online. And the article states these will be higher end apartments. Surely, Suffolk could do a little better. -_-

Bridgeport Listing

The article mentions the restaurants but the listing also mentions a boutique bowling alley and a few smaller tenants. When these types of suburban mixed use developments are proposed, they typically scale back, especially on the retail/restaurant side. This development looks like it’s delivering as promised.

Good news out of Suffolk. I read that this project is supposed to be the third largest warehouse complex in the country. We need anything we can get around here.

It's pretty wild the activity out that way. Desperately needed space and it will be nice to capture more of the port's activity instead of it all being shipped out to Richmond and beyond. This comment with a proposed project sums it up perfectly: "We are witnessing billions of dollars being invested in regional highway, bridge and tunnel infrastructure to provide fluid passenger and cargo transit. The piece that is missing is industrial site and building development that is needed to drive economic expansion. At the end of the 2022 Fiscal Year, Hampton Roads was experiencing a historic low vacancy rate of 1.4% for class A industrial warehouse space. Over the last few years any industrial space to come on the market was quickly absorbed by manufacturers and distributors, many being port users such as Amazon, Tractor Supply, Walmart, Target and Autozone. Today, industrial site searches are moving to other markets because of the lack of industrial space in our market."

This project got appealed by some local residents.

The Pilot article is more focused on the apartment rehab while WVEC’s is a better synopsis of the whole speech (no paywall).

Northgate Commerce Park has really exploded the past ~5 years starting with Amazon. This particular building is now 50% taller than originally proposed with capacity nearly doubled. Karis also has another facility planned south of Downtown Suffolk.
