Future developers may discover in downtown and the Channel District is that if they want taller buildings or other zoning changes, they may have to ante up with parks, wider sidewalks or traffic signals.

The Intown Group and Novare are planning to team up to build a 25-story res tower in the Channel District. Because they will need a variance to render the 60-foot height limit a non-issue, they have promised a 1/2 acre park on 11th street. This, in an area that has virtually no green space today, could be a perk that will get this project pushed through much faster.

I welcome the park, and the project looks nice, but someone needs to just fess up and say that the city no longer gives a crap about the 60-foot limit in the Channel District, instead of chipping away at it little by little.
