Retail in Downtown Dallas

This weeks Dallas Business Journal has an article about the increasing presence of retail stores in downtown Dallas.

Stores planning to open include:

Crimson in the City - women's boutique - Dallas Power & Light Building

Benji's Collezione - men's fashion - The Kirby Building

Jos. A. Bank - men's clothier - Main Street

American Apparel - rumored to be scouting locations

Recently opened stores include Kul Design Studios and Urban Market, which is downtowns first grocery store.

Downtown's residential base will continue to be a primary driver for downtown retail.

Now at 1,655 people, the residential base is expected to rise to 10,466 residents by 2010. Its 130,473 daytime population is expected to grow to 138,224 workers during the same period.

Many of the residential projects in downtown Dallas will also include retail space. Some of them are:

The Metropolitan - 12,000 sf

1407 Main - 20,000 sf

Mosaic - 19,000 sf

The Mercantile - 30,000 sf

The West End Marketplace will be closing soon. Tenants were told to have their shops closed by July 1st. The restaurants that will be leaveing include Dick's Last Resort, Tony Roma's, and Lombardi's.

The West End Marketplace will shut down at the end of the month while owners of the historic structure come up with a redevelopment plan. Over the years, the building on Market Street has lost several major tenants, including Planet Hollywood and a movie theater.

West End needs a rebirth, without a doubt.

I wonder if the Marketplace will be reborn as loft-style residential.
