Projects taking place in East Austin.

Saltillo Lofts

Mixed use: 29 residential units & 9 commercial units

Construction began in February 2005

Located next to a stop on the future commuter rail line.


Waterstreet Lofts

Mixed use: 22 residential lofts & 7 commercial units


6th & Brushy

Mixed-use: 24 residential units & 5,600 sf of ground floor retail space

Scheduled for completion in May 2006



Villas on Sixth

Mixed use: 160 apartments

85% of the units are reserved for households earning less than $40,000/year

Details of a plan for the Saltillo District were unveiled this week, but some community leaders were critical of the plan because in did not provide enough affordable housing. The Saltillo District is an 11-acre area bound by I-35, Comal St., Fourth St., and Fifth St. and will contain a commuter rail stop.

The plan, drawn up by San Francisco-based Roma Design Group, calls for up to 675 homes in buildings 40 to 60 feet high, 20,000 square feet of commercial space, an 8,000-square-foot community center and possibly an 11-story building next to Interstate 35 that could serve as a revenue engine for the project.

The plan envisions wide sidewalks on East Fifth Street with ground-level shops and cafes and grassy walkways and miniparks.

Such a plan would require zoning changes because the neighborhood plan locks in heights along the corridor at 40 feet. According to Roma, developing under existing zoning would result in about 400 fewer homes.

The plan would also move the rail line from the center of the area to the northern edge of Fourth St. with part of the Lance Armstrong Bikeway running parallel to the tracks. The plan will be presented to the City Council and Cap Metro in about a month.

Robertson Hill Apartments

4-story building wrapped around a 5 level parking deck

Complete: Fall 2006


Robertson Hill Apartments is the first phase of a seven acre mixed-use project.

The remaining 2.9 acres at the corner of 11th Street and Interstate 35 has approval for 475,000 square feet of office, residential, hotel or retail development with heights of up to 200 feet.

Riata Partners principal Matt Mathias said there is no development plan for that land at this time.

118 condominium units


Skyline is a $6 million project planned on the east side if I-35 between Eighth ans Ninth Sts. It will be on the block south of the Robertson Hill Apartments which is currently under construction. Reservations for units begin Monday and the project is expected to be completed in Spring 2008.
