Well, eyes, you certainly don't seem to have much hope for Centennial. Unless you know otherwise, they are just months off their projected start date. I have always heard that demolition and construction would begin in '07. If they start the removal of existing buildings in two weeks, they will be within their original aim of beginning in this calendar year.

How do you know they won't add levels for parking or reduce the number of units if the situation is as dire as you say?

And are we to infer from your comments that the City is requiring Goodstein to dismantle the construction fencing?

I meant the buildings need to come down. The city will not let the buildings stay up in that condition... it's dangerous.

I'm not saying the situation is dire. I'm just saying that they don't have enough parking to get a building permitt.

The developer is one year plus behind. How does one break ground on a building that size without a permit? :dontknow:

As Wrldcoupe4 says above: "Regarding the illustration being published so long ago... they always said that they would not break ground until 2007."

I guess it's a stretch to say that demolition is included in the definition of "breaking ground", but if we concede that point the developer is within his projected time plan.

Even if the schedule is off somewhat, that is certainly not an unusual situation for construction in Richmond or elsewhere.

The rumors, if factual, of adding parking levels within the structure above ground level would indicate that Goodstein is aware of building permit requirements and is making adjustments.

(And may I add that this is the first time I have successfully cut and pasted an item from one post to another on this board. But I still don't understand why Coupe's sentence did not appear in a "quote" box. :whistling: )

I think you are correct. The building could be a masterpiece...... I'm very excited. :rolleyes:

I would love to see a 30 story building !!!

I wonder if consideration is being given to a roof-level restaurant? The only one I am aware of in Richmond is The Bull and Bear Club in James Center which is a private club (except for one night a week when the public is allowed entry, I believe.). Centennial, will be on a higher elevation than any skyscraper in the city if it rises almost 30 stories.

A glass-enclosed connection on the roof level connecting the two towers in the present rendering with, perhaps, a tower above it, higher than the end ones, containing a rotating bar. :)

I believe there is a condo tower going up adjacent to The Carolina Theatre in Charlotte that will have parking at your door regardless of what floor you live on! I can't figure out the logistics of that, but it will severely limit the number of residential units.

Here's a link to the article about the tower you're talking about. I've seen car parks like this in asia where a valet parks your car into compartments, one on top of the other, but it sure is surprising to see this sort of thing in Charlotte.

The money will not be dependent on Banks, but; a poole of money that must go to a project like Centennial Towers. ( I feel confident that the parking lot , cornner of 6th and main, and the corner of 5th and main will all be included. I see it actually. )

Goodstein Development website says: Very old established N.Y developers...... third generation. Like Silverstein of the World Trade Center established in N.Y.developer kind.

Goodstein's web says that two directors are AMA members. AMA has recently changed name to Gensping.

Look it up : Genspring.com

With confidence movement continues with Centennial tower. The birdseye view says that AMA has taken control of the buildings on main and they are pursuing the project.

Genspring has a poole of wealthy family money to make profitible projects happen that bennifits people and community. To perserve the poole of money for generations.

The Goodstien website says that AMA now controls the buildings on 5th and east main which Goodstien purchased.

That's my senerio. What do you think?

Well, you might be right, eyes. But I believe (and cannot verify) that it was the Goodstein company that applied for a demolition permit from the city so that those buildings can start to come down in a week or so. Ryan at Richmond City Watch might know since he works for the City's Community Development department.

I'm going to ask him.

According to tax records, Goodstein owns 10 properties in total on this block... 9 on Main street and a parcel in the center of the block just south of its properties on Main. It does not own the furthest 3 row buildings at 5th and main, the Pollard and Bagby parking lot, or the building at 6th and Cary (it is owned by Douglas Development). I know from a firm source that the owners at 5th and Main had ridiculous asking prices for their properties. Renderings do not reflect these acquisitions either (as envisioned or actual).

Also, demo permits were approved this summer.

Yes. Demo permits were approved early summer, then nothing happened for a long time. ?????

I know that Douglas also just purchased the property at 7th & cary for aprox. 12 million , I think. I understand that goodstein also bid on it and even bid higher .... but the Washington owner went with Douglas.

They probably wanted that building for parking for centennial tower since they could not get 6th and main owned by Sam bemis at that time. I wonder if Douglas and Goodstien are working together on centennial?

I know the corner of 5th and cary recently sold to a law firm. Probably they are connected also. The property sold very quickly.

I am not certian that the ama on goodstien website is genspring.... I just put that together myself.

This drama is getting more and more dramatic !

This is a permanant give up. They are not to come back. The developer got over on them by going to the owner..... They are just told to leave.

The developer want's the spaces next monday.

Do you suppose AMA is acquiring the BowTie Jefferson Square block among its assemblage of Main Street properties?
