To the Editor:

I recently registered (E-mpire is my username) for the purpose of reading

an article I was informed of called Hot Downtowns: Resurgence. After

reading upon the Jacksonville section I must say that I am completely

baffled at the lack of inclusion among the hot downtowns. It was noted

that the delay in the Shipyards, which breaks ground later this year by

the way, was the sole purpose for it's lack of inclusion (I was told

this detail was included in the print version only) yet you even point

out the deal with Landmar to continue the development.

If I may also bring to attention more downtown projects of interest:

Please note the listing upon this message board.

Project - units

Riverpointe - 300 - 550

The Peninsula - 234

The Strand - 294

San Marco Place - 141

San Marco Riverwalk - 1,600

Old JEA Headquarters - 300

The Lofts at East Union - 73

Condo tower - 197

Berkman Plaza Phase II - 220

St. Joe Condominium Tower - 150

The Shipyards - 1,000

The Barnett - 125

The Carling - 100

Laura Street Trio - 100

Ambassador - 50

Former JEA Plant - 500-1,000

6,134 total plannned, approved or under construction.

I ask you to please edit the article, retract and reprint or at least

place an error correction. The placement of other cities upon the

listing above Jacksonville shows a poor display of research and throws

doubt upon the rest of the article and perhaps other articles as well.

I do hope another lapse of this magnitude is not repeated.

Thank you and good day.

I also think it has alot to do with the rate of development... For example, Tallahassee made the list because there is a %1000 increase in downtown development. Also, the market is fascinating, in that the Tennyson, almost sold out of units within two weeks, and each of our other two currently under construction have similar interest. The real estate market and area growth is worth attention. Also, the proximity of two major universities within a 5 min stroll of downtown makes the retail market favorable.

I work in radio, and have for 6 years. 4 clubs closed downtown in that time because the rent was so high. The clubs were full, but they couldnt cut it. With increased construction, the demand for space will decrease the cost for this market to re-build in downtown. People in tallahassee love clubs and bars you can walk to... hehehe. The projects soon to break ground will definatly help, but every time the C. O. Tallahassee begins accepting proposals for land, the interest exceeds expectation. I think these are a few reasons why we are on the list. Not that every downtown doesnt desserve it. I just think the percentages are evidence.

Here is the three projects underway... done in paintbrush... Don't pity me, just pretend to enjoy it....

Well done Viper, well done. Maybe now they will reprint the article and include Jax in a hottest section of its own, or even print an article chronicling Jax's superior downtown revitalization.

As someone said, "the voice of Urban Planet, cool;" I love it!

But still we cannot dismiss the fact that Jax is lacking in other areas; but that still does not give them excuse to exclude us from the hottest list, or even shove us to the back of the bus ("budding downtowns" along with lackluster and smaller cities!).

Thanx Viper; again, a great big KUDO to you (thank you).
