Apologies if this has been posted, but I just came across this proposal (link below).  I would prefer some more height, but I guess it's high quality in-fill.

Sadly the link didn't hold. Are you talking about the senior living project?

If so, I would say it helps increase foot traffic in the core of the site and old people love minor league baseball.

The city Design/Development Review Commission approved plans by Columbia-based Quackenbush Architects to revamp Boyd Plaza, the open space in front of the Columbia Museum of Art. The plaza features a fountain and sculpture and serves as a hub for Main Street events such as First Thursdays and Soda City Market. It is currently home to the city’s winter ice skating rink.

The fountain would be redesigned and two new pavilions would be added – one a large, covered structure with roll-down canvas walls that would provide event space, and the other a smaller framework on a raised platform with views of Main Street.

Plans to renovate the second story of Drake’s Duck-In on Main Street to include a rooftop restaurant received quick approval from the city’s Design/Development Review Committee on Thursday...

A submitted drawing of the second floor shows a seven-seat bar overlooking Main Street and a small restaurant space with nine tables seating four people each and one table seating two. A drawing of the back deck has six four-person and tables and a pair of two-person tables.

The original plans submitted to the city included restoring the building’s storefront to its 1941 appearance, but after consultation with DDRC staff and the state historic preservation office, the applicant agreed to instead restore the storefront to its 1939 appearance. This will include rectangular display cases, wooden windows with a six-over-six pane configuration and brick masonry bulkheads.

The plans also detail the reconstructing of a stairway removed in the 1940s. The roof will be replaced to match its current appearance and will serve as a deck or patio for a second-level restaurant.

Wow, quite a bit of good news for Main Street. I love the addition of the Church and landing a Mast store appears to be a major coup.

Interesting, because I visited the Mast store in Greenville just last weekend. There were a ton of people shopping there.

Fingers crossed that both projects come to fruition.

Is there any news/update on getting a Mast Store or equivalent downtown?

There should be some movement on the continued renovation of the Keenan Building soon. The plan is to transform them to market-rate apartments. The one-story building between the three-story Merrill Lynch building and the restored historic six-story building on Sumter Street will be demolished for a public/private courtyard according to this month's DDRC meeting agenda.

Good news.....bad news:

the good news is that the city preparing to buy the post office on Assembly St with the intention of expanding Finlay Park.

The bad news, the Post office has a long term lease.  But, I am sure there could/will be conversations about moving the post office..

This should allow the city to connect the Park and Vista area to Main St.  And, with the parks’s expansion, encourage more residential development. In some ways, this visually can expand the Vista district which is a large area, especially when you consider it going down to the river.

what is the status on the river front park, really surprised to see no movement in that direction.

Assembly will always be a pretty big physical and pychological barrier between the Vista and Main St. I don't see removing the PO changing that. Getting more park space is very good though and the building is an eyesore below grade.

That said, Finlay Park is in terrible shape. It is a disrgrace the condition it is in.

Very true.  Assembly needs a total remake.  I like some of what was done between Pendleton and Blossom, but I think it should have been carried a little further. If they just take that concept and make the center island larger, it will go a long way in bridging the areas.

Hope they utilize developers to help upgrade the park while also building in more residential space on the edges. With the Gov mansion close by, it really is an area worth a lot of attention.  Could easily see 5-10 story apartment buildings on the edges of the park.

Cola should look for ways to incorporate work space in this area too.

the developments along Main continues to grow well beyond Gervais.  Since this is the block with Laurel St, connecting Main with  Finlay Park becomes an even bigger goal.

Large Boulevard type streets are made pedestrian friendly in many cities across the US and Europe.   Assembly is not a lost cause, just takes $$$$.

Some things stand out....one is Delk’s comments that two full service hotels greater than 250 rooms are looking for locations,

Occupancy rates above 75% with a high room rate.

And, as old office space is converted to hotels and apartments, it will create pressure for newer Class A space.

Another project for downtown.  Between this and the recent announcements of hotels, potential convention center expansion and developments around Carolina, Cola has a lot of construction.

Why such a bland color scheme though? Come on Ben...

Tapp’s Arts Center is moving from Main Street after eight years.

The non-profit, established in 2011, didn’t receive the grants it needed from the city, county and state to maintain its presence in the cavernous former department store, director Caitlin Bright said.

A new entertainment venue is coming to Main Street to the space formerly occupied by Zoe’s Kitchen.

Mashburn Construction confirmed plans for Market on Main at 1320 Main St. The Columbia-based contractor is doing upfit work on the new space.

Mashburn shared details of the project, which will include an 18-tap self-pour beer, wine and kombucha wall, a 20-foot LED screen for outdoor viewing of sporting events and movies, an outdoor cooking area and patio and an elevated stage, on social media earlier this week. A company spokesperson said Wednesday that an official project announcement will be coming soon.

Also it appears that Sumter Street will start getting in on the action downtown: https://columbiabusinessreport.com/news/real-estate-commercial/77149/

Here's a detailed write-up about Market on Main in Columbia Regional Business Report. The upfit of Market on Main has added around 1,500 square feet of space, including bathrooms, to the former Zoe’s location, bringing the total interior space to 3,500 square feet. The outdoor patio, which will feature a stage and 20-foot LED television screen, has enclosed the former House of Fabrics property and will abut the green space at the corner of Main and Lady streets.
