There is a proposal before the planning department to re-develop an industrial site on Hampton Avenue Extension. It's located right next to the Monaghan Mill Lofts and fronts onto West Washington St.

It looks like it could be some Luxury Apartments. The contact works for Companion Associates which develops "Luxury Communities"

This would definitely be a good add to the area an offer some more options for living close to downtown. The Swamp rabbit Trail runs right by this property.

It'll be 192 units in a craftsman style building - 3 stories, 24 units per building. It looks like it will be marketed to below median income earners. So it will provide some affordable housing close to down town. It'll be a good reclamation of an abandoned lot and add some more population density to the area. It'll tie in to the swamp rabbit trail as the reedy river runs right along the bottom of the site.

The village area out West Pendlton street seems to be gaining momentum. I think it is safe to say, it will the next district....another West End.

Had friends in from Atlanta and took them to Open Studios last week. Wow. We had a blast. Some great studios popping up! Also, in talking with people, heard that someone local is considering opening a coffee shop/bistro/bar in the area. This area is starting just like West End did. Starting to get excited about what I'm seeing. Imagine....another district "not" on Main Street (I say that jokingly, as all locals know Greenville is much more than Main Street).

I'd like to encourage everyone to visit the West Pendleton Arts District when looking for holiday gifts and help keep the momentum going....growing! Some great one of kind finds, great contemporary gifts, great 50's mod furniture, etc. etc. My partner and I have added West Pendleton to our "must visit" list when we have out of town guest. A certain vibe is definitely developing in this village area.

I rode through West Greenville for the first time about a year ago and was blown away by the little treasure that is emerging. The amount of progress since then is fairly impressive.

A few infrastructure projects could definitely help out, as well as just a few developments. It is definitely well on its way as its own district.

Hopefully in a few years, we'll see the trolley service extended down Pendleton to this hub of activity.

Agreed. Hopefully we'll soon see the city develop a master plan for this area and implement a streetscaping project.

For years I have thoght this area was one of the best potential for creating another destination and also truly extending TD. To really be successful however, a safe and revitalized corridor will need to be created from the ballfield to this area.

How easy is it to get approval for the relocation, demolition, or rebuilding of housing projects like those that surround this area? Until some of those that are very much in your face are gone, the public will be a little weary of the area. That's the difference with the West End. It was seedy before, but nothing like what you see in West Greenville..

There's a zoning application to Abbex in the Woodside Mills to the city and get a PD classification Here

I wonder what the plans are. It'd great to see this Mill revitalized. I wonder if they are planning residential. That would be huge for this area. It's pretty blighted so it would make a big impact.

Residential units there should be extremely affordable too. I can see creative/artsy young professionals being a perfect target demographic for such a development. I wonder if the city would offer some sort of break/assistance in the form of helping buyers in this area make down payments? It could do a lot to stimulate interest in what is currently a diamond in the rough.

It is also being annexed in to the City of Greenville and it is immediatly adject to land owned by the Friends of the Reedy that ties in with the Swamp Rabbit Trail. It is near The Lofts of Greenville and leasing went extremely well at that project.

I'm excited about this! Not only will it reuse a building, but it will also add more residents to support the establishments of West Greenville. I hope other developments help make a strong connection to the village area.
