I have also heard from what seems to be a pretty credible source, that a major mixed use project is going in nearby, although you probably won't see or hear anything on it until after the end of the year.

1225-2127 Pendleton Street, the Handee Mart shopping center sold on 11/2/21 for $2,350,000. The parcel is 1.883 acres.
