Group plans high-end homes in Greensboro's Irving Park

A chance meeting at a Gate City restaurant has led to the development of a new high-end housing project north of downtown Greensboro.

Mid Atlantic Development Group, which consists of brothers Mark and Todd Schwarz -- is planning Lakeside at Irving Park, a 27-home brownstone community planned on 6 acres just north of Moses Cone Hospital.

The project should have a value of $16 million when completed.

The project -- located on Sunset Circle just east of North Elm Street -- will consist of three- and four-story homes with two-car garages. He said the homes likely will range from 3,500 square feet to 5,000 square feet, with prices starting at $450,000.

Mid Atlantic -- which has 20 pre-sales at its Smother Place Lofts condominiums in downtown Greensboro -- stumbled upon the new property, Schwarz said.

"I met a guy at the Village Tavern who told me about the site, and two days later we put it under contract," he said.

"We just lucked out," Schwarz added, though the group had no specific plans for the site when they tied up the land. "When things are out there like that you have to move quick. We thought it was such a good location that we felt like we could figure out something to do with it."

Mid Atlantic then hired Benchmark Design International, an Atlanta-based architectural firm, to design the project, which consist of five buildings to be built around a small lake.

Schwarz said construction should start in early 2004, with the first homes arriving later that year.
